This is an old but restored stone detached farmhouse about 3km from Quillan. Set in a quiet location well back from the lane which runs past the end of the gardens and nestling in 9250m² of grounds.

To the rear of the property is a lovely stone water mill which while in need of some restoration is a fantastic property in its own right. It is included in the sale and would rent out extremely well as a separate dwelling for holiday lets.

The main farmhouse itself has a new roof and full insulation and is in excellent condition. It is mostly double glazed and has a top quality wood fired central heating system recently installed.

You enter at the side of the property (there is also an entrance at the front) into the lovely, recently installed modern kitchen/dining room (13m²) with good quality fitted white kitchen units.

To the right is the spacious open plan lounge ding room (31m²) which has a nice stone fireplace and wood burner as well as large picture windows out the front gardens. The floors are polished wooden parquet and are gorgeous.

There are three double bedrooms on this floor as well (14m², 10m² and 12m²). The bathroom is clean and fresh and is a typically French affair being a rather cheerful Provencal blue colour.

On the lower ground floor at the front of the property is the apartment (50m²). Unlike the main house which is very smart it would benfit from some decoration to smarten it up but is a great space and runs front to back of the whole house and has a separate entrance.

The side of the house is given over to an integral garage (there is also a second garage in the grounds). It houses the modern central heating boiler and hot water tank and there is plenty of room for a large car like a 4x4 as well.

The detached garage (27m²) also has a workshop. If you were so inclined it would be simple to set up the apartment in the house, this detached garage and of course the water mill as three separate gites. They would be simple to develop and would bring in a serious income for holiday lets. The arrangement is also perfect as there is a separate entrance to each of the three gites so that you have privacy in the main farmhouse.

There is a large parcel of land with the house and the house sits towards the rear. To the back of the house is woodland and the Saint Bernard river which also used to drive the old Mill wheel in the water mill. It is far below the house so there is absolutely no danger of flooding. There is a long thin spur of land which is included in the sale which runs along the River to a small weir or dam where the water can be diverted to run through a Mill race to water the garden etc.

So overall this is an outstanding detached property in sound condition. It would make a lovely small holding (the land has previously been used at different time for various crops) and there is plenty of space for chickens etc, or it could be continued as a garden. There is a good range of fruit trees in the gardens. Only about three minutes from the popular market town of Quillan but set in a very quiet location the position of this house is near perfect.

Quillan itself has seventeen restaurants, two good supermarkets, twice weekly markets and all the types of general shops that you could want for. In addition the town is superbly served with transport links. There is a direct rail line to Carcassonne (50 minutes by car) with its world heritage site of La Cite and airport which has low cost flights (Ryanair) to numerous international and British airports. Perpignan airport (Ryanair and Air France) is about 1 hour 10 minutes and Toulouse International (the much better Easyjet) about 1 hour 30 minutes.

The Spanish border is a 1 hour 10 minutes and the Mediterranean about the same distance (ignore the siren calls of less honest estate agents who claim that 'it is less than hour to the Med'. In a helicopter maybe!).

This is a lovely old farmhouse. Do view if you can. You will not be dissapointed.
