The House.
Entrance into the house is from the narrow lane directly behind. A quaint oak door leads into a large, bright Kitchen/Dining room, 5m x 4.6m, beamed ceiling, timber floor, To the right is a large cantou fireplace with a free standing Colonial wood burning stove. There is some exposed stone work, and niches. Against the north wall is a sink unit with drainer and cupboards under. Alongside is a free standing cooker. On the left wall is an enclosed staircase leading up to the loft space. The under stairs space is a large enclosed pantry. Opposite the entrance, on the south wall, is a wide opening with glazed doors giving access to a south facing balcony.

Bedroom 1, 5.7m x 3.9m, accessed through a doorway in the right hand wall in the kitchen. Beamed ceiling timber floor, electric window under the south facing wall, and door into separate W.c..

Bedroom 2, 5.2m x 3.2m, accessed through a doorway in the left hand wall of the kitchen. Beamed ceiling, timber floor, original tall floor standing built in, deep cupboard with original glazed wall cupboard, alongside. Window to the front.

Lower Ground Floor.
At the far end of the room is a tiled staircase leading down into the Shower room, 3.8m x 3m, tiled floor, window to the front, shower enclosure, close coupled w.c., bidet, pedestal wash basin, wall mounted water heater and plumbing for washing machine.

Two large stone cellars with access from the outside only, are directly under the kitchen and bedroom 1. Both are extremely dry and have high ceilings.
Loft area.
The loft area runs the length of the house with the stairs arriving towards the centre of the space, thus providing the possibility of creating two additional bedrooms, each with en-suite if desired.

Exterior.
Attached to the west end of the house is a large stone constructed barn with a slate roof. It is in excellent condition. On the left wall is the original doorway from the house into the barn which has been blocked.
To the east end of the house is an attached terrace with far reaching views over the Viaur valley. On the opposite side of the lane is another small terrace with a patch of land which is at quite an angle and difficult to manage.

At a short distance from the house is another garden, ideal for use as a vegetable garden.
