"Location."Located in rural countryside about 10km north of the market town of Murska Sobota in eastern Slovenia. One hour from Graz airport. about 2 hours from Ljubljana airport and 2½ hours from Vienna airport. There are good motorway links in all directions."Perfect for exploring Slovenia but Austria, Hungary and Croatia are only a short distance away so the holiday and sightseeing possibilities are huge. There is skiing in nearby Maribor, Slovenia and also over the Austrian border."Murska Sobota is a thriving and busy market town offering a full range of shopping as well as restaurants. Interspar, Hofer, Lidl and may others are there. There is also a large range of DIY and builders suppliers for the odd weekend job."Background"The current owners purchased this property in 2004. It had stood uninhabited for some 20 years. They have spent a great deal of time, effort and money in restoring it over the years. All the original features that could possibly be retained have been incorporated. Original doors and windows, beamed ceilings and a great many exposed beams give this property a great deal of character."Everything is new. All new electrics, all new central heating, new kitchen in farmhouse style, new wood burning stoves, new oil tanks and so on."It was bought and renovated as a holiday home and so the courtyard was fully paved to avoid cutting the grass as the first job on arrival. "Water supply"The water supply is from the well in the courtyard. It had supplied the occupants for about 100 years and so a pump was installed in the well so the property has effectively mains water - but pure and clean without added chemicals. The water has been tested. There is mains water available at the edge of the plot but the owners prefer their own pure well water."Other services "Telephone. Good Internet connection. TV satellite with about 1500 free channels. WIFI."Running costs"The running costs are absolutely minimal. The water is free. There is a septic tank so apart from 40€ to empty it every few years there are no sewage charges. The land tax is 44€ per year and refuse collection is 7€ per month. Therefore the fixed running costs are only about 11€ per month. Otherwise, electricity and heating are what you use plus some house insurance."The house is divided as follows . . . ."There are two cellars. One is for the oil tanks and central heating. The other is the wine cellar. Both being below ground and built to be damp have had automatic sump pumps installed to prevent any possibility of flooding during excessive rain."One double bedroom with en-suite shower room and cloakroom. Laminate floor. Fully tiled en-suite"Entrance hallway. Tiled with rustic brown 'quarry' style tiles."Kitchen. The kitchen was hand made by a local joinerss shop. It is in farmhouse style with solid wooden doors."Dining room with wood burning stove. Laminate floor."TV room with original beamed wooden ceiling. Natural wood floor."Main bathroom with corner bath, shower cubicle and washing machine. Tiled from floor to ceiling.
A galleried lounge with many exposed beams and impressive wood burning stove for cozy winter evenings.
The master bedroom with many exposed beams
A summer lounge which was the original stable. It has thick walls so it is warm in winter and cool in summer.
The attic offers a storage area for suitcases etc. A single childs bedroom, an office area, a further seating area with connections for a second TV. A further double bedroom.
The outbuildings were also renovated and comprise two rooms. One still has the original bread oven which is great for cooking Pizzas on summer evenings.
The other room was the original pig sty and is now a store room for tools and mowers etc. The outbuildings both have lighting and power sockets installed.
A new double car port was also erected. Power socket and lighting installed."Heating "Full oil fired central heating is installed throughot the property - except in the attic as quite sufficient heat rises and maintains a satisfactory temperature upstairs."The new wood burning stove in the dining room has a back boiler and so once a fire is lit it will also heat the entire house. It also heats the water. The property is surrounded by woodland so firewood is no problem at a good price."The galleried lounge has a further woodburner which is perfect for winter evenings."Hot water in summer is from an immersion heater."Summary
This is a perfect home or holiday home for those seeking peace and quiet. There are only a few tractors per day along the lane and no other through traffic. The village is a wine growing village owned mostly by local people who all have at least 1000 litres of wine in their cellars. The main danger is that they expect you in to share it far too frequently."The house is now too large the owners who are in their 70s. They are planning to build a pretty log cabin house on adjacent land which they own. By arrangement, therefore, a house sitting service might be available. It is a nice, friendly village and they prefer not to move away. They live just over the border in Austria."
