The exterior of the property has been completely renewed and both the facade and numerous brand new double glazed windows and shutters were painted only a short while ago. The ground floor consists of a stone paved hallway with stairs leading to the upper floors, a small chapel with frescoes, two reception rooms, a breakfast/dining room, a modern kitchen with original elevated fireplace, two WCs and a boiler room. The breakfast room has large windows and glass doors that leads onto the terrace.

The staircase, which has a lovely cast iron balustrade, has beautiful stone treads that are also present on the landings and hallway. Many of the rooms have original terracotta tiles.

On the second floor there is a suite and two double bedrooms. This same layout is mirrored on the third floor but in this case the suite has a vaulted ceiling. All of the rooms have autonomous heating controls and there is instant hot water throughout. All of the bathrooms are fitted with modern and luxurious fittings. Most of the showers are double and some of the bath tubs are free standing. In addition there is an attic space which is currently being converted into a separate apartment where there will eventually have a bathroom, two or three bedrooms and a living area.

The property is a lovely mix of the modern and the antique, with state of the art plumbing, heating and fixtures used in conjunction with traditional materials such as stone, terracotta and wood. As if this wasn't enough there is a fabulous underground grotto located a few steps away from the main building. It consists of an arched tunnel that eventually opens up into the garden as well as the remains of an old water cistern which could be transformed into a fountain or a very fancy jacuzzi. This magical area would be perfect for a mini spa with treatment rooms and a sauna or as an intimate wine bar. Or even a little jazz club; the possibilities are many.

To the front of the grotto there is a large graveled area; ideal for dining, drinking, yoga or simply lounging. The land is on a variety of interesting levels and there is evidence of what was once a beautiful garden. There is a shallow pool which backs directly into one of the rock lined terraces and it is clear that there was once a fountain there. The garden and grotto do require considerable financial input but the results could be magnificent. The whole property is stunning and the restoration has been done with great care and attention to detail. It is ideal for someone who wants to run a small business or it could be transformed quite easily into an elegant family home.
