As you approach the property up s short driveway from a pleasant country road, there is a private graveled parking place and a small 30 sq.mt. garden in front of the home. The garden has been cleared but not yet planted, leaving the final design and choice of shrubs and flowering plants to the new owner.
The entrance gate and path leads to a covered porch overlooking the garden and the lovely view over the valley. The porch is large enough for a dining table and chairs, thus facilitating easy al fresco dining.
From the porch, you enter through the front door into the delightful main room, with its attractive shape, open fireplace and beautiful terracotta floor.
Set at an angle is a small but perfectly designed kitchen - brand new and very nicely fitted out with solid wood cabinetry, good quality hob, oven, fridge, etc., and most attractive tiles
Through an arch from the main room, you reach the bathroom and bedroom. The bathroom is also newly fitted out and modern.
The bedroom is light and spacious, with a view over the garden and the same terracotta tiles as the living room and kitchen. With the same attention to detail that characterizes the entire home, a small safe has been set into the wall.
Radiators are already installed throughout, and the fireplace in the living area is in fact a 'termocamoino' providing both heating and hot water in the winter.
Although Arpino and the neighbouring areas are very safe with a low crime rate, and the house is set at the edge of a small farm belonging to the current owner's parents, (who are more than happy to keep an eye on things for whoever buys it,) in order to ensure complete peace of mind for anyone wishing to use it as a pied-à-terre or holiday home, grills have been fixed on every window and the front door. In keeping with the attention to detail and appreciation of fine craftsmanship shown throughout this delightful house, these grills are extremely decorative, having been created by one of the excellent ironworkers for which this area is well known.
Truly, a little jewel.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
