Property Description
Our property is a detached French cottage built from local stone with a typical French ceramic tiled roof with the majority of the windows protected by traditional blue shutters. The property is approximately 150 years old. It has undergone extensive refurbishment over the last 7 years and has been fully rewired, new double glazed windows added upstairs and a new hot water boiler installed. Outside there is a large barn split into 5 separate rooms with an attic storage area above and are currently used as a workshop, wood storage, general storage and a garage.
You enter the property into a pretty small walled cottage garden with an old disused garden well and stone built shed.
At the rear of the property there is a large garden with fruit trees.
Downstairs
The kitchen has retro French Kitchen units with a double Belfast sink and an electric cooker, wood paneled flooring and half wood paneled walls, with an oak beamed ceiling painted in a chalk paint finish.
Directly off the kitchen is a cloakroom/storage/larder area which provides great additional space to supplement the kitchen. Also directly off the kitchen is the main downstairs double bedroom with wood paneled flooring and a double window with views to the front elevation of the property and a newly installed electric wall heater. The lounge has original wood flooring and half wood paneled walls and a raised hearth housing a newly installed Wood burning fire.It has a south east facing window which looks directly out onto the garden.
Off the lounge is a hallway leading to a toilet and separate shower room which has been re-fitted with an antique shower and basin and has an electric panel heater.
On the corridor to the toilet and bathroom is a small utility area where the washing machine is located. Off this corridor is the rear entrance door to the property onto the side garden.

Upstairs
The stairs bring you onto the main upstairs landing area which is an area exposing the natural stone walls of the property which have been recently limestone pointed.
The upstairs double bedroom which has a double window overlooking the front elevations of the property and a newly installed electric wall heater. The remainder of the upstairs space has a stunning exposed old Oak Beam roof support structure, and has been recently refurbished with three new double glazed windows installed, two of which look directly over the garden and the fields to the south east of the property. There have also been two new double glazed velux units installed into two faces of the tiled roof, a boiler cupboard has been added and the walls have all been recently insulated and then plaster boarded and the ceiling between the oak beams has been fully insulated and plaster boarded and all walls and ceilings painted white ready for final completion.
This upstairs space is now ready to be used in many ways but our proposal was to install two new double bedrooms and an upstairs bathroom to make the property a 4 bedroom cottage with 2 bathrooms but the space can be used in many other ways and will allow the purchaser to put their own identity on the property.
