We are selling our lovely French Cottage in the small Hamlet of Veillemorte,la Faye, approximately 1.5km from the market town of Ruffec and located in the Charente Region, the 2nd sunniest region in the whole of France. Because of the rate for the Pound against the Euro we have reduced the property considerably. If the pound gets stronger we will have to change it upwards so buy now for a bargain.
The property is located less than 750m away from a small retail shopping park in easy walking distance where you can find a supermarket, DIY stores, clothes, furniture, garden equipment, electrical supplies and a restaurant/bar. Venturing on another 1km you enter into the pretty market town of Ruffec, which has a lovely town square, market place, shops, banks, café's, bars and restaurants, hospital and indoor swimming pool.
Les trois fontaines, Villefagnan shown in the photos is a nearby man made beach just 9 kilometres away from our property which has an outdoor restaurant.
The neighbours are friendly and helpful. There is one other English owned house in the Hamlet, used by the owners as their holiday home.

Our property is a detached French cottage built from local stone with a typical French ceramic tiled roof with the majority of the windows protected by traditional blue shutters. The property is approximately 150 years old. It has undergone extensive refurbishment over the last 6 years and has been fully rewired, new double glazed windows added upstairs and a new hot water boiler installed. Outside there is a large barn split into 5 separate rooms with an attic storage area above and are currently used as a workshop, wood storage, general storage and a garage.
You enter the property into a pretty small walled cottage garden with an old disused garden well and stone built shed.
At the rear of the property there is a large garden with fruit trees.
