Located on a hilltop with fabulous 360° views out over the surrounding countryside, an exquisitely designed and beautifully maintained residential complex with 5 hectares of landscaped grounds, mature olive trees and a stunning swimming pool 8 x 20 metres.
The residence is accessed by an impressive cyprus-lined driveway, automatic gates suspended on beautifully crafted stone columns and gravelled driveways. On entering the grounds one is immediately transfixed by the elegant layout and the stunning views from each quarter.
There are 4 or 5 large ex-farmhouses on the estate, some privately owned and others divided into smaller units. This particular property, of 300 sqmts, stands alone in a private garden of just under one acre. The whole property has been built to perfection with only the highest quality reclaimed materials used and all of them in keeping with the classical and traditional Tuscan style. A swimming pool, private to the house, of 10 x 5 metres would be permitted.
The layout of the house is as follows:
On the ground floor - entrance hallway, living room, dining room, kitchen leading out onto a covered porch (with spectaculars view out over the rolling hills of the Valdichiana and towards the town of Foiano), a study with bathroom and a laundry room with small guest bathroom.
On the first floor there are four bedrooms, one with a dressing room, all with ensuite bathrooms. The property has air conditioning installed and a large basement and private garage. An extension of approximately 20 sqmts would be allowed on the ground floor.
The developer who orchestrated the restoration of the complex is a 'maestro' in his own right and has a solid reputation in the area for having constructed three other equally beautiful developments which are all excellently and competently managed.
The obvious advantage to buying a home within a residential complex, is the knowledge that the property is secure and looked after in one's absence. More interestingly perhaps is the social aspect which has provided much pleasure and an immediate sense of belonging, to many of the current owners. Purchasing this large farmhouse would allow for complete privacy, but at the same time, if one wished to socialise the opportunity would present itself.

CORTONA REAL ESTATE
At Cortona Real Estate we know hard work, efficiency and transparency are the keys to being a good estate agency. Established in 1997, our agency has successfully closed hundreds of sales and has acquired a reputation for being professional, friendly and above all, scrupulous in its attention to detail. Its English speaking team has over 50 years of combined experience in the field of property sales. Some years ago it joined forces with HelpWorks Italia (HelpWorksItalia.com) a property management company which offers a host of services to assist international clients post-purchase. More recently still it has been invited to become an associate of one of the UK's leading international real estate agencies, Jackson Stops & Staff.
We have learned from experience that selling houses requires empathy, intuition and a sizeable portfolio of properties to magic out of a hat when parameters change. We have also learned how important it is for the buying process to be a pleasure and an adventure. After all, if we hope for you to 'fall in love', we should at least set the scene for a romance!
OUR 12 SIMPLE STEPS TO BUYING A PROPERTY
i) Initial contact: Our first necessity is to understand and interpret your criteria. We do this by asking for a 'wish list' of what you are ideally looking for and what sort of budget you can comfortably afford. We then forward you suitable properties and continue to do so until you have perfected your choices and are ready to make a trip out and view.
ii) Itinerary: On the basis of the properties you have picked, we will organise an itinerary and appointments. Ideas are often clarified during viewings and so we are always prepared for a change in schedule and viewings of alternative houses.
iii) Transparency: As an agency we don't just highlight good points of a property. We will also inform you of what we consider negative aspects either in the short or long term. Your pocket is just as important to us as our reputation!
iv) Collaboration: We work with a number of local and international agencies in Tuscany and Umbria and can source properties for you across these two areas. In this instance, we would accompany you to all viewings, act on your behalf in any negotiations and undertake all necessary searches. There is no added cost to you for this service because we work on the basis of a split commission with the associated agency.
v) Documentation: After the viewings, we provide you with all pertinent technical information regarding those properties you are interested in i.e. floor plans, measurements and land maps. We also calculate the purchase costs, annual taxes and notary fees so you are fully up to speed with what costs you would incur if you chose to buy.
And should you decide to take the plunge, we will:
vi) Organise a survey (cost E.500 + VAT), to ensure the property conforms to all local and EU planning and building regulations.
vii) Provide advanced estimates of any works you might want done (i.e. installing a pool, kitchen, bathroom) so you know what your total outlay might be.
viii) Assist in negotiations and establish terms, conditions and timelines to satisfy all parties.
ix) Take you step by step - together with our registered Italian notary - through each legal phase of the purchase thereby removing the necessity and added cost of an international lawyer.
x) Provide written translations, in English, of the survey and all ensuing notarised contracts.
xi) Establish methods and means of payment with any deposits held in escrow by the notary.
xii) Transfer all utilities into your name and assist you any way we can with your move, including the organisation of any works that might need to be done (from decorating, to the installation of wi-fi, air conditioning etc… to a complete restoration) or simply finding you a caretaker, gardener, cleaner etc…. to maintain the property in your absence.
