A nice sunny plot in the centre of Nötsch im Gailtal. Handily placed for the local station of the Gailtal railway and about a 10 minute drive to the A2 autobahn that heads south into Italy or north to Vienna and only a 20 minute drive to the main town of the area, Villach.

The plot which extends to 702m˛ faces south and is in the sun for most of the day. The site is flat and regularly shaped, so building will be easy. All services are to hand.

Nötsch im Gailtal is a very pleasant village or small town with good infrastructure. There are three supermarkets, doctor's surgery, hairdressers, bank, police station, vet's surgery and a good choice of restaurants. The town is bounded by the B111 road that goes from the A2 autobahn all the way through the Gailtal and Lesachtal valleys.

The area offers a great range of sports opportunities including skiing at the Nassfeld Ski Arena or the smaller family facilities at Feistritz, Dreiländerecke or even across the borders in Tarvisio, Italy or Kransja Gorain Slovenia. Skating is available on the Presseggersee which is also the warmest swimming lake in Austria for summer use. The Gailtal cycle trail passes Nötsch and goes on down into Italy on the Alpe Adria trail. The scenery is magnificent.

The major town of the area is Villach which offers a great choice of big supermarkets and stores. Villach can be reached in about 15 - 20 minutes by car or the Gailtal railway goes from Nötsch to the Villach main station from where trains go to the rest of Europe.

Villach is the second largest city in Carinthia and stands at the confluence of the Drau and Gail rivers. The oldest traces of human settlement stem from the Neolithic period, 3500 -1800 B.C, and traces of all subsequent prehistoric periods are found at its rich archaeological sites.

Today, Villach is a vibrant city and important business centre. Cosmopolitan and traditional, stylish and charming - Villach is well known for its rich cultural variety. Street art and grand cultural events, marvellous festivals and enthusiastic artists who turn the whole town into one big stage. The events range through music festivals, theatre, art, traditional festivals on Kirchtag, Christmas and New Year and the annual Harley Davidson European Bike Week. There is always something to do or see.
