The property is in a peaceful hamlet on a no-through road, just a few minutes drive from basic shops and an excellent bakery. The house was built in the Auvergnat style in 1821 with an attached barn with thick stonewalls and slate roof.

There is an open fire in the living room of the main house, gas central heating as well as electric radiators in most of the rooms. The barn has no central heating. There is a satellite dish with Sky receiver and although the internet is not currently connected doing so would not be a problem.

The plot is rectangular and measures 1500m2 (0.37 of an acre). The garden is mostly lawned with a couple of beds and some mature trees. The views across the valley towards the ski slopes of the Puy de Sancy are stunning.

Location:

The Auvergne region is largely volcanic and is classified as one of France's national parks. The craters, mountains, gorges and glacial lakes make this region one of the most picturesque and dramatic in the whole of France. The Auvergne region is made up of 4 departments, of which Cantal is the furthest west.

While most departments are named after their rivers, this one is named after its volcanic mountain range. Cantal's towering peaks reach as high as 6096 ft. The many cows to be found grazing on the rolling pastures below produce the famous Cantal cheese.

The property is located in Prunet Bas, a small hamlet close to village of Vebret in the North West of Cantal. There are basic shops in Vebret (5min away).

The nearest town is Bort Les Orgues (15min away) where there are a good selection of shops and an excellent weekly market. For eating out the best options are the nearby towns of Bort and Riom es Montagnes. The closest supermarket is 15min away at Ydes.

There are two ski areas within easy reach of the house. Puy de Sancy and Le Lioran. There is another mountain to the south, Puy Mary. These are the highest mountains in France outside of the Alps and Pyrenees. These are great areas to hike in the summer months and also offer mountain biking trails and paragliding. Swimming, sailing, fishing and kayaking are available on several nearby lakes and the upper reaches of the Dordogne river.

Airports at Rodez, Limoges, Bergerac and Clermont Ferrand mean there are plenty of year-round options for reaching the area by air (or TGV). If you are taking the ferry and driving then the journey from Caen would take about 6hrs in the car.

Climate:

Although the property is 1800ft above sea level the temperatures average in the mid-20's throughout the summer months and hover at just above freezing in the winter, making it the perfect destination for summer and winter sports, without the price tag of the Alps or Pyrenees!
