A lovely old stone property, fully restored with main house and cottage, located within a stone's throw of the historic village of Paunat. Set around an attractive courtyard with private parking and infinity pool overlooking beautiful valley views this is a charming ensemble of buildings.

This original exposed stone house is set on a hill and is just 300m from the 1000 year old abbey of Paunat. It has a lovely view over the valley of the Pradelle, a little stream that flows into the river Dordogne
2km beyond. The house has large terraces which enjoy the views over the infinity swimming pool and the rolling countryside of the Périgord and beyond, to the Dordogne valley.

The property is approached via a large, round gravel parking area, offering parking for several cars.

The main house has a wealth of exposed stone work and beams and a large open fireplace in the sitting room. In addition to the main oak door leading into the sitting room the owners have also installed a second, glazed door, looking out to the views from its elevated position. Wooden stairs lead up to two charming twin bedded rooms, both retaining exposed stonework and beams. Each of the upstairs bedrooms has a washbasin.

Outside the gravelled courtyard leads to a stone barn. The laundry room and boller rooms are also located in the barn.

Several terraces and lawns surround the property on different levels enjoying the view over the orchard and the countryside.

Within walking distance of the property (300m) the picturesque village of Paunat has an abbey dating back to the 10th century. In one of the outbuildings of the abbey is a Périgourdine style restaurant. Within 3km is the mediaeval village of Limeuil, one of "Les Beaux Villages" of France, which is situated at the confluence of the Dordogne and Vézère rivers. Le Bugue, with its colourful bustling market every Tuesday morning, is just 7km away and has several supermarkets, banks, restaurants, hotels and boutiques.
