On our first visit to this classic Marche farmhouse to restore, we pulled up to the property and my colleague, a life-long resident of the area, said simply and with great emotion, "e' una Marchigiana". Literally, "that's a Marchigiana". He meant, of course, that this house was the real thing, an authentic Marche farmhouse from it's architecture, to its stonework to its perfect setting in the Marche countryside. It's one of the best restoration candidates we've come across. And, with respect to its origins, we call it, simply, "Casa Marchigiana".

Casa Marchigiana is a very special property. It dates from the early 1800s and it has a lot of soul. It's local architectural character is in evidence everywhere you look...vaulted ceilings, old beams, wall niches, old lintels above long-since-closed windows, amazing external stone and that arched entry door that's welcomed home dozens and dozens of people who've called Casa Marchigiana "casa" during its long history. The character you're looking for is all there, just as it should be, in a house called Marchigiana!
The beauty of Casa Marchigiana as a restoration project is that you have options. You can take the preservation approach and restore it true to its roots, or, you can take a progressive approach and create contemporary living spaces within the very old shell, yielding an amazing "rustica/moderna" look. The main house is bigger than the photos show. Its existing 268 sqm. volume (that can go as high as 320 sqm) will yield a terrific house with open plan living room and kitchen and 4-5 bedrooms. You have all the space you need.
That sense of having space extends around the house, too. Today, the property is a 3 building complex, with the main house, plus a structurally restored 100 sqm. outbuilding and an old stone animal stall of around 40 sqm. The complex of buildings opens up a wide range of restoration scenarios. Casa Marchigiana would be a terrific solution for running a B&B. It's also ideal as an extended family property or a situation in which two sets of friends restore the complex. The presence of the structurally restored 100 sqm. outbuilding is ideal if you want to run a business...a cooking school, artist's retreat, yoga studio or any other idea whose value is enhanced by this amazing setting. The old animal stall would be the ultimate pool house and poolside bar! Also, depending on your timing, you could finish off the outbuilding as a cottage and live there while overseeing restoration of the main house.
Casa Marchigiana doesn't merit its name just for its look and architecture. The setting is truly a classic Marche. Marchigiani love this area. They think it's most representative of their prized territorio and the call the landscaped "dolce". Casa Marchigiana's views are indeed dolce...you have postcard-like views of hill-top gem, San Ginesio, with its twin towers. Panoramic Gualdo is just off to the other side. There's also a very nice view of the majestic Sibillini Mountains and the surrounding rolling hills are classics, too, with sunflowers, olive groves and cultivated fields.
The 1 hectare (2.47 acres) plot at Casa Marchigiana is a classic too. It's bathed in sun, all day long. It's mostly flat, and that's not easy find! There's ample room for a pool, gardens, a tennis court or any other modern convenience you'd like. The vineyard is certainly lovely to look at, but on a deeper level you can almost see the contadini who for 200 years cared for those vines and the grapes that brought them the wine for their daily meals and the occasional festa that made their hard lives a bit softer.
Speaking of living easy, Casa Marchigiana presents you with the perfect location from which to do so. It's located in what has been called Le Marche's golden triangle...an area of particular beauty between San Ginesio, Gualdo and bustling Sarnano, all reachable in under 10 minutes from Casa Marchigiana. The area is teeming with local wine producers, high-end outlet shopping (Tods, Prada, etc.) and restaurants of all types. The abundance of close-by hill-towns means you can dine in a different town every night! Provincial capital, Macerata, with its university quarter, stylish shops and famous outdoor summer opera festival is 30 minutes away. In 45 minutes you're on a number of different beaches and in 25 minutes you're skiing in the Sibillini! That's the quintessential Marche experience and you're right in the middle of it all at Casa Marchigiana!
Despite our love of the esthetics and potential for living La Dolce Vita full-on at Casa Marchigiana, we'd be remiss to not mention a number of important practical features here, such as - water and power run to the site and need only be reconnected...access to Casa Marchigiana is easy and via a quiet paved town maintained road...all issues related to access and rights-of-way are resolved with the town planning office...initial restoration plans have passed the conceptual stage with that same office and thorough structural and geological surveys have already been completed - saving you time and money and allowing your restoration to get underway that much faster.
Last, but not least, the price at Casa Marchigiana, €175,000, is another thing that amazed our colleague, so taken with the place. Do the research and check all the sites. Try to find house with this much volume and character, with these views and in this location, with a 100 sqm partially restored outbuilding, a vineyard, a hectare of land, key restoration-required surveys completed and access issues all clear and confirmed - we know lots of houses and there aren't very many that deliver all that at this price.
So, once you've seen other places purporting to be the real thing, we can't wait to take you to Casa Marchigiana, where we'll enjoy hearing you exclaim, "E' una Marchigiana!"
