Villa Roveda is a most attractive and uniquely-designed 260 sq.mt. home set in two hectares (20,000 sq.mt.) of beautifully landscaped grounds near the medieval spa town of Fiuggi. It has lovely views of the mountains behind it and sweeping panoramic vistas down the length of its grounds across the valley to a further range of distant mountains.

The main entrance to the property is through elegant electrically-controlled wrought iron gates. Ahead the drive divides, either to access the main entrance to the home and the garage, or to follow the contours of the land down to the restored 'aia' - a centuries-old circle paved in stone, once used for threshing grain, now a convenient sitting and entertaining area.

There are various external entrances on both the lower and the main level of the home because of the slope of the land. A lovely feature of this property is that it benefits from arched double doors (lovely arches with inner dark-wood glass-paned doors) from the garden or upper terrace into each room on the main floor. When these are all opened, light streams through the entire house, and the garden and house seem as one.

The main entrance doors lead into the sitting room where there is a large open wood-burning fireplace. Double doors open into the huge well-fitted-out kitchen / dining room. A magnificent solid wood table able to seat twenty is presently set down the middle of the room. Two doors lead off the dining area - one to a room which would make a beautiful study opening to the terrace, although it could also double as an additional bedroom if required - and the second to the master bedroom, its en-suite bathroom and partially-separate dressing room area which complete this floor.

An attractive staircase leads up to a small turret area where there is a guest bedroom and ensuite bathroom - at present configured only with a toilet and wash hand basin, but with space for a shower to be installed. Adjoining attic space give scope for further extension of this area or the creation of a small roof terrace. A second staircase leads to the lower floor. The doors to the staircases have panes of coloured pink and grey glass especially commissioned for the house.

The lower floor of the property is very large and opens on to an attractive loggia area which provides both additional shaded seating for summer months and whose roof forms the terrace running the length of the kitchen/dining room and study above. The integral garage opens off the loggia, which can of course also be used as shaded under-cover parking. Behind the garage, there are storerooms, a laundry and the boiler room.

On this lower floor there is an additional en-suite guest bedroom, beautifully cool in the hot summer months, and a suite of rooms accessed through a separate entrance from the garden. Turning to the beautifully-landscaped grounds, these are fully planted with mature fruit and flowering trees, including apple, quince, pear, sweet cherry, sour cherry and loquat. There are lawns and olive groves, a hard-surface tennis court and a lawn bowling alley. A completely level area, previously planted with vines, could be the site of a swimming pool if desired. The grounds are fully irrigated with pop-up sprinklers fed from two underground water tanks, which in turn are filled from a deep well sunk to tap the water from the acquifers far underground. There is also a very old (indeed historic) stone well. Additionally, rainwater is captured in a tank and used as drip-trickle irrigation for the large separately-fenced vegetable garden. A vegetable preparation area has been cleverly designed and built adjacent to the vegetable garden.

A gazebo built with antique wood latticing provides a delightful shaded entertaining area, complete with wood-burning grill and potable water. Two other smaller BBQ stone grills have also been built elsewhere in the gardens, which are well-lit in separately controllable zones for use throughout the warm Italian evenings.

The grounds are fully fenced, there is a wood store and an outhouse building to house garden equipment, and a separate gated entrance towards the base of the garden for deliveries of garden supplies and work vehicles.


The house is centrally heated throughout by gas-fired central heating, and city water and electricity are connected. All roof tiles are antique terracotta in the traditional style.
