Casa Regina, a two level 150 sq.mt. stone cottage built in the 1800's, is located a few minutes walk from the main piazza of Arpino. Secluded but not isolated, it is set well back from the road ensuring privacy, in grounds in excess of 1,000 sq.mt. with olive groves and an enclosed garden, and is accessed down a quiet, stone-walled driveway.

Although the house is presently habitable and has electricity and water, it needs a partial reconstruction to bring it in line with modern standards. Two stone outbuildings located very close to the house could easily be incorporated into the main home, providing more living space and independent guest accommodation. Even the original stone pigs' pen with its ornate cast iron grating would make a very stylish dog kennel or wood store or provide further registered square footage for enlargement of the property.

Old wrought iron gates form an attractive entrance to the garden courtyard, where beautiful, mature wisteria vines entwine over a pergola to provide a romantic canopy of shade. The house is very fortunate to open directly to a terrace with lovely, sweeping rural views. Situated on gently sloping land, there are many trees (including walnut, hazelnut, fig, oak, cherry and lemon) and also approximately 25 mature olive trees which produce some 30 litres of olive oil annually. There is ample space in the garden for a swimming pool, cabana and garage or car port.
