Although the house is presently habitable and has electricity and water, it needs a partial reconstruction to bring it in line with modern standards. Two stone outbuildings located very close to the house could easily be incorporated into the main home, providing more living space and independent guest accommodation. Even the original stone pigs' pen with its ornate cast iron grating would make a very stylish dog kennel or wood store or provide further registered square footage for enlargement of the property.
Old wrought iron gates form an attractive entrance to the garden courtyard, where beautiful, mature wisteria vines entwine over a pergola to provide a romantic canopy of shade. The house is very fortunate to open directly to a terrace with lovely, sweeping rural views. Situated on gently sloping land, there are many trees (including walnut, hazelnut, fig, oak, cherry and lemon) and also approximately 25 mature olive trees which produce some 30 litres of olive oil annually. There is ample space in the garden for a swimming pool, cabana and garage or car port.
The ground floor level of the home houses the kitchen and living rooms, as well as a useful cantina/cellar which is accessed from a side door.
The large kitchen / family dining room has a built-in white tiled 'muratore' workbench along one wall and boasts a huge kitchen fireplace and also the original bread oven. The good-sized living room has a cast iron stove heater. To the rear of the kitchen is a log room, originally designed to store wood to feed the bread oven. This log room could be converted into a separate dining room, perhaps with wall-to-wall windows to take advantage of the uninterruped rural vistas. This conversion would in turn facilitate the incorporation of the adjoining two stone outbuildings as part of the home.
A light-filled marble staircase leads to three bedrooms and a bathroom with laundry, all on the upper floor. The master bedroom could be extended over the wood storage room to the rear of the kitchen to include an en-suite bathroom.
Close by amenities include the municipal swimming pool, poolside restaurant and tennis courts only 300 metres away, horse riding facilities, a gymnasium and a charming agriturismo boutique hotel and restaurant.
Outline plans for a suggested restoration together with indicative costings are available from Casantica Restauri Srl. upon request.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
