The property is situated in the hills at approx 475 metres above sea level, and its charm is in its isolation from the hustle and bustle of everyday life. While day trips to many of Tuscany and Umbria's historic towns are made easy by their vicinity (Montepulciano, Siena, Montisi, San Gimigniano, Pienza, Assisi, Perugia, Arezzo etc…are all within a radius of 90 minutes), one might find it hard to tear oneself away from this idyllic location once one has settled in.
The property however is a REAL 30 minute drive to the hilltop town of Cortona down a long and winding road albeit very beautiful. It is a HILL TOP retreat, so no popping out to Cortona for an 'aperativo'. It is at the end of a long, but well maintained gravel access road (approx. 1 km) and unfortunately, there are some electricity poles nearby. None of these things however detract from the enchantment of the place. It is a genuine haven of peace and serenity.
The nearest shop is in the village of Teverina at 3km away, as is the nearest restaurant - open during the spring and summer months. 10 minutes away at Portole there is a bar/grocer's and restaurant, 15 minutes away, at Castel Girardi there is an excellent pizzeria/restaurant. 15 minutes in the opposite direction - away from Cortona and towards Citta' di Castello in Umbria - there is the village of San Leo Bastia which is quite well serviced with two mini-supermarkets, a butcher's, two bars, a restaurant and a variety of other shops.
Nearest airports are Perugia 50 minutes, Florence 2 hours, Pisa 2hrs 30mins, Rome 2hrs 30 mins

We fell in love with Cerretella the first time we saw it, nearly thirty years ago, we loved the
way that the house has a different character from every angle, we especially loved the little
tower. The house seems to grow out of the landscape, built onto and around the rocks.
We restored the house with the help of a local builder. We tried to keep as much of the old
character of the place as possible, especially on the first floor where the old doors and
We have been enjoying the peace and tranquility of Cerretella for many happy years, the
cares and worries of the world seem to disappear as we drive down the white road. We
see our neighbour tending his vines and olives and know all is well with the world. Our
neighbour and his family is one of the great joys of Cerretella, we were lucky enough to
know his parents and we have seen his family grow. Arnaldo keeps an eye on the house
and is an invaluable help. There is also the joy of their home grown vegetables and eggs.
We love to cook, and the kitchen is where we all gather, spacious enough for all, but also
easy to take food out to eat on the front or back terrace. In the summer we fire up the old
bread oven for a delicious home made pizza.
It can sometimes be hard to leave the tranquility of the valley but the hustle and bustle of
life is not far away. At the top of the lane turn right for Umbria: Citta di Castello,
Sansepolcro, Perugia, Assisi, Gubbio are all within easy reach. Turn left and head to the
sights of Tuscany: Florence, Sienna, Arezzo and the hill towns of Montepulciano, Pienza,
the Val d'Orcia and much much more.
Teverina is a small community scattered over the hill sides, but once a year they all come
together for the Festa di Stranieri, a party to welcome foreigners. There we have met new
friends and renewed friendships.
So why are we selling when we love it so much? Well easy to work out that if we have
owned it for thirty years we are not getting any younger, and we feel it is time to pass it on
for someone else to enjoy. But we do so with much regret, and with memories that will
