In a rural mountain retreat above the world famous town of Cortona a gem of a property situated in a beautifully maintained hamlet and within walking distance of a miniscule village with bar/grocer's, petrol station and a seasonal restaurant/agriturismo with pool. The house is freestanding with a beautiful view out over the mountains, a private fenced garden (250 sqmts) with two patio areas, a large pergola and a private parking area.
The house itself was restored seven years ago and consists of a light and practical newly fitted kitchen with an island work top, a dining area with fireplace and seating area, a sitting room and a bathroom. On the first floor there are two bedrooms and a second bathroom. The sitting room downstairs could be used as a third bedroom, especially during the summer months when the best part of the day is spent outdoors.
The village of Teverina is within a short walk and although there is little more than a bar, petrol station and restaurant (open during the late spring and summer), the local parish is famous in the area for hosting numerous festas which provide occasion for the eclectic local community - a mixture of foreigners and Italians - to come together and enjoy themselves.
The hilltop town of Cortona is 25 minutes away, at the end of a long and winding mountain road albeit with spectacular views out over Lake Trasimeno. San Leo Bastia in the opposite direction to Cortona and in Umbria, is 15 minutes away.
This is a MOUNTAIN retreat 'far from the madding crowd', but it is a gorgeous little house in an enchanting setting. It is immersed in nature with wonderful surrounding walks to discover. The relaxed pace of rural mountain life is perfect to unwind from the rigours and stress of the world 'outside'. At the same time it is within just a 90 minute radius of a host of famous Tuscan and Umbrian towns - Perugia, Assisi, Citta' di Castello, Umbertide, Sansepolcro, Arezzo, Montepulciano, Montalcino, Pienza etc….
Nearest train station Rome-Florence-Milan is 40 minutes away in Camucia di Cortona.
Nearest airports are Perugia 50 mins, Florence 1hr 45 mins, Pisa 2hrs 15 mins, Rome 2 hrs 30 mins.
The house has all utilities attached and is in perfect condition with all new chestnut wood, double glazed windows and doors, mains water, septic tank and recently installed private gas (propane) tank.
Thoughts on Life in our Italian House.
The job in England requires that we live-in at work, so our Italian house has been our only real home. We loved it the moment we saw it 8 years ago. The view was spectacular, the air was filled with birdsong and swifts were circling in a brilliant blue sky. The house itself was instantly charming even then - but has been greatly improved by restoration, modernisation and extension. It is a delight to be in: full of light, with glass doors and plenty of windows: living room, kitchen, sitting room and bedrooms all face the view. The house and garden face south-east, so you can wake to the sight of the sun rising over the top of the mountains.
We spend a good deal of time reading (on the stone seats at the front door, on the patio, under the pergola…or indoors in great heat or in winter). We are not particularly energetic people, but we do grab our boots, go up the mountain behind us, and follow the Roman basalt road (Strada Basolata) that crosses the whole range. The peace is absolute, the views amazing, the air wonderfully fresh - and you might even glimpse a porcupine or wild boar or - at the other extreme - metallic-green beetles crossing your path.
More often, however, we make for the car and head for one of the glories of Tuscany or Umbria, all of which are manageable as day trips. We are poised between them, only a few kilometres from the Umbrian border. Down to the road, and it's Right for Tuscany, Left for Umbria.
Turning right, we go down to Cortona, past 2 restaurants and a bar with a spot to sit where there is nothing in front of you but the fabulous view. Cortona is our own comune, where we pay our taxes, have our bank account, regularly eat out, go to Mass, have a favourite bar, attend the Cortona Mix Festival…. We also go down this way to go to Lake Trasimeno, Arezzo, Siena, Montepulciano, the motorway to Florence (or Orvieto, Rome…) - or, often, catch the train to Florence from the station at Camucia-Cortona.
Turning left we pass through San Leo Bastia (15 minutes, with 2 bars, 2 food shops and a restaurant) and other small towns to link with the main roads to Città di Castello, Umbertide, Gubbio, Perugia, Assisi and the Spoleto Valley (Trevi, Spello, Spoleto). We regularly visit all these places.
One of our favourite trips is the Piero da Francesco trail: San Sepolcro (Madonna della Misericordia and The Resurrection - "the greatest painting in the world" according to Aldous Huxley), Monterchi (the Madonna del Parto), Arezzo (the fresco cycle in the church of San Francesco). For this trip we go left down the mountain and back up the other way via Castiglion Fiorentino and Cortona. Our Fiat Panda (new turbo version!) is perfect for all these trips. No 4x4 required.
We have stayed in the house in all seasons and all weathers, when the view has been brilliantly clear to 3 or 4 mountain ranges away, and when autumn mists have covered it all; in chilly February rain and in 40 degree heat in August. The central heating and open log fire keep us warm, and the pergola and shutters keep us cool.
We have loved everything about our house, but planning for retirement means we need to buy a home in England. We will be very sad to say goodbye to it - but we know that the next owners will be very happy there.
