The property lies in wooded countryside and is about 2.5 miles (4km) from any main road. It is approached after travelling along a small lane (council maintained) through a wooded valley until reaching the entrance gates from which its own private driveway leads to the house itself. Once through the gates one travels up a tree lined drive for a few hundred metres to the upper courtyard.


The house is architect designed and occupies an unrivalled setting on a wooded hillside. It was built in 2002 but on the site of an old farmhouse so the grounds are mature.

The careful planning has taken full advantage of the natural slope. The built areas flow over three levels each having terraces and private sections. It is surrounded by gardens on all sides. A particular feature is the ability to find sun or shade, as desired, throughout the day.

Its raised site allows wide views together with plenty of light and ventilation making this a very pleasant location.

It has been constructed with quality materials to modern standards whilst respecting traditional Portuguese architectural style. All ceiling levels are high (approx 2.6m) and there are solid floors in brick and terracotta throughout all levels. External shutters allow management of shade and ventilation depending on the season.

The house benefits from recent internal and external decoration. The boiler is new (205) as is the pressurized hot water cistern (2013). The pool equipment has recently been upgraded to include a new energy efficient pump (2014) and a new high volume cartridge filter (2015).


The main entrance is on the east of the property and is accessed from the upper courtyard. There is an outside covered porch and this leads to a spacious entrance hall of about 13 ft x 10 ft (4 m x 3 m giving approximately 9 m2). There is a large cupboard here for coats and a door into the integral garage.

The entrance hall gives way to the central circulation area. From this area one can reach the kitchen, the drawing room or the staircase, which itself leads to all floors. There is a large guest cloakroom on this level.

Drawing room

Again on this drawing room and opposite the staircase lies the principal drawing room of about 27 ft x 23 ft (8 m x 7 m giving approximately 48 m2).

This room faces south with views across the gardens and swimming pool towards the river valley and distant hillside beyond.

This terrace, of about 38 m2, is the main outside dining area and is shaded by a large tiled roof, which also keeps the dining room cool. Jasmine adds colour and scent to this area and an ancient olive tree provides further shade.

Kitchen/breakfast room

From the dining room one can pass through to the kitchen/breakfast room. This is L shaped with about 27 m2 of space. It is fully fitted along its longest wall with ample base and wall units. The worktops are granite. There is a five-burner range cooker, dishwasher (new 2013) and microwave.


Adjacent to the kitchen is a large walk-in pantry of about 7 ft x 7 ft (2 m x 2 m giving approximately 4 m2).

It is situated in the coolest part of the house and is provided with ample shelving.


A door to the north side of the kitchen leads to the utility room of about 11 m2.

The utility room has an external door leading to the west terrace containing the barbecue area and beyond which is the kitchen garden. This west-facing terrace also adjoins the larger south-facing terrace outside the dining room.

Rear hall

A rear hall also leads off the utility room. Running at the rear of the house it provides access to the integral garage from the north side. Thus the architect made it possible to pass from the upper courtyard to the utility room, kitchen or outside areas without passing through the more formal parts.

The boiler (gas fired) and hot water storage cistern is located in this rear hall.

First floor


The first floor level contains, immediately at the top of the staircase, an open plan library, shelved on two sides. This room is about 14 ft x 14 ft (4.4 m x 4.4 m giving approximately 19 m2).

The library connects to each of the four bedroom suites. Facing south it benefits from large glazed doors providing access to the upper terrace.

Upper terrace

This terrace has wonderful views south over the gardens, orchard and countryside. It receives sun from very early in the morning until late evening. There is about 34 m2 of space. Adjustable awnings provide shade as required.

Master bedroom

The master bedroom is accessed through its own vestibule of about 3 m2, which contains large wardrooms. To the rear of this vestibule lies the en-suite bathroom of about 5 m2. The master bedroom is adjacent to the vestibule and is about 15 ft x 13 ft (4.5 m x 3.9 m giving about 17 m2).

There is a window on the west side, which overlooks the kitchen garden.

This room has air conditioning.

Further bedrooms

Leading off the library are three further bedrooms, each with their own en-suite shower room.

The south west bedroom benefits from glazed doors giving access to the upper terrace. This room is about 15 ft x 12 ft (4.5 m x 3.5 m giving approximately 14 m2). It has large wardrobes and air conditioning.

The remaining two bedrooms lie on the south east and north east corners of the house and are, respectively, about 13 ft x 12 ft (3.9 m x 3.6 m giving approximately 16 m2) and about 12 ft x 10 ft (3.6 m x 3.2 m giving approximately 10 m2) in size.

The latter mentioned benefits from its own private terrace of 11 m2 and this faces east to catch the morning sun.

Garden Level

From the entrance hall the staircase also leads down to the garden level of the house. This level contains a large reception room of about 100 m2. There is a small vestibule at the rear of this room leading to a guest shower/cloakroom of about 5 m2. There is storage space under the stairs.

The reception room provides amazing living and entertaining space. It is on the south aspect and it is possible to open a large area of glazing (8 full size bi-fold doors) to create an inside/outside space.

Immediately outside these doors lies a lower terrace of about 20 m2. There is a new steel frame above this terrace suitable for climbing plants e.g. vines. Beyond the terrace lie the main gardens and this terrace also connects with the swimming pool.

Swimming Pool

The swimming pool is 12 m x 6 m. It is 1.2 m deep at the shallow end and 2.5 m at the deep end. It has the benefit of being positioned to catch full sun for most of the daylight hours and is totally private. A large paved area surrounds the pool providing space for sun-loungers.

The gardens on this level are mostly laid to lawn. There is hedging nearest the pool and at the outer fringes grow various mature trees.

To the east of the main lawn lies an area suitable for outdoor games (e.g. badminton, boule etc.)

Machine room

The pool is served by a separate machine room which, being underground, keeps noise to a minimum. This room houses the pump (new 2014) and the large volume cartridge filter (new 2015). This is a high specification cartridge filter, not an inferior sand filter. The resulting pool water is crystal clear all year round.

The land

The house sits in about 3 acres (1.3 hectares) of mature land. It is a well-wooded property containing large numbers of trees including oak, pine and various fruit species.
