Welcome to the sale of our attractive country home in the peaceful and charming countryside of sunny Puglia! The property benefits from the fact that we have already paid well over 12,000 euros in taxes, fees and Notary charges for land registry and planning permission for the approved 60sqm extension to the Geometra, the Notaio and the Comune, so the process of building the extension is very straightforward with no hidden surprises.

We call the property "Parco Dei Trulli", as it sits hidden in a secluded area where many historic Trulli can be found in fields of olive trees, often the ground is just a red sea of poppies, the entire area as far as you can see from the property then resembles a wonderful and very pretty parkland. We have never lived in a more beautiful place.

The property for sale consists of two buildings and 18,000 sqm of mature olive groves, more is available adjacent to the house, The main house is a fully renovated Trullo with Lamia. The Trullo opposite and facing it is to restore, but it also belongs to the property. Plans have already been approved for a 60sqm extension to the main house, to provide an ample size kitchen, two more double bedrooms and a dining area. In total the house will then have three double bedrooms, extra en-suite bathroom plus a single bedroom (or office/study) We already have two quotes from reputable firms who can build the extension for within 20,000 euros to a builders finish. (please see attached scanned copy of floorplans which show the house with the planned extension added).

If you prefer to modify the plans to suit your own tastes, that is quite straightforward to do.

The main house has a Trullo cone where the bathroom is situated and a barrel vaulted ceiling in the double bedroom (where the pictures show a king size bed currently), at present the lamia part of the house functions as a living room / kitchenette and there is also a single bedroom which would be a decent sized study room..

Absolutely everything has been renewed in the main house, including all new bespoke double glazed doors and windows. The main house has also had its Chianche stone roof restored and all joints freshly sealed. Decoration inside is conservative and in keeping with the age of the house, there are nice touches such as exposed stonework, a good sized fireplace with log burning stove and wall niche's too. Outside and behind arched access doors there is a restored full size walk-in Pizza Oven, fully functional, (we use this as a wine cantina naturally!), and a handy larder room as well as for storing wood for the log burning stove, as it is a quite large dry stone structure, easily the size of another double bedroom. There is an additional tool store / deposito with water supply and drainage, which lends itself to becoming a utility room. The space formed by the shape of the deposito and the arched wall outside becomes a courtyard for outside breakfasting in the shade.

The main house has its own solar energy system, providing sufficient electricity (total 2.2kw) to run our washing machine, gas central heating, fridge, TV/sat/DVD, the alarm system, all internal and external lighting as well as pumping water from the well for the bathroom and kitchen. The system is very efficient owing to the use of the highest quality components and best of all we have had NO BILLS at all. Since it has been so good, we did not require to be connected to ENEL, but if you do prefer to connect to the grid (or use it as a backup) we have a written quote to connect to a meter at the perimeter of our land (there is an electricity pole near the entrance road) for less than 900 euros (see attached scanned copy) you can then either ask for a pole in the garden or lay the cable underground to bring the supply to the house.

The access is by a short country gravel road just off a minor tarmac lane leading to San Michele, the traffic is mostly tractors or occasional cars, but they cannot be heard from the house. Closest inhabited property is over 300 metres away ( a really beautiful restored Trullo) , but cannot be seen owing to the slight land gradient. The area has some very impressive historic Trulli being restored nearby, which will only serve to enhance the property value once completed. The nearest town is San Michele Salentino, 5 km away or about ten mins by car with very nice and friendly bars, cafes, supermarkets, etc. Brindisi airport is 30mins, beaches are 30 mins, tourism has not blighted the region, and we are close to both Alberobello and the White City of Ostuni. The region is popular with walkers, cyclist and horse riders, there are nearby equestrian centres and riding schools, wine tasting and cookery activities are also popular.

Leading through the impressive entrance onto the driveway there is approx 100 metres of private gravel drive lined with cyprus trees, at the end of which the drive leads two different ways to access the main house and the historic trullo which is currently being restored, which face each other about 80 metres apart. The layout of the buildings is, in our opinion almost unique and lends itself to huge potential once properly landscaped.
Work is continuing in the large private garden, there is a gazebo / BBQ pergola under construction and while we await permission for a 9 x 5 metre swimming pool we have put up a frame pool to cool off in the heat. Once the swimming pool is installed, the gravel path and gazebo will join the pool area, with an additional path from the historic trullo opposite. Ornamental olive trees surround the pool area creating a wonderfully calming atmosphere. We have a quote for the finished pool of 17,000 euros, the pool can be any shape providing it occupies a volume of no more than 45 cubic metres.

The Trullo to restore is a single cone trullo with a barrel vaulted ceiling inside and an annex the size of a double bedroom attached which is being renovated., it was originally intended to use this as bed and breakfast guest accommodation but sadly we have not had time to do this yet. Restoration is already underway and to date includes artigiani renovation by hand of internal stone ceilings, renovation of the trullo cone and the outside walls, initial work towards renovation of the annex.
The area does have many successful bed and breakfast Trullos so we feel confident the idea will work and generate sufficient income to make the property self sufficient when combined with the sale of olives (average about 4000 euros), the EU farming contribution (normally 1200 euros) and the sale of wood from pruning the trees, around 300 euros per hectare.
