Full description:

The Sunrise Crest Restaurant and Hotel has been in business for over 30 years. It has a magnificent location with excellent road access and parking facilities, sweeping panoramic views and well-positioned within walking distance of the acropolis of Civitavecchia, an important archeological site with Volscian walls and gate, a medieval watch-tower, and a charming medieval stone town. There are many opportunities for country pursuits - hiking, biking, riding, etc. The hotel is only a few minutes drive from Arpino, an elegant town with shopping opportunities and many summer activities.

The hotel benefits from a very large 317 sq.mt. swimming pool with lovely views, which is set in gardens with a porticoed area and changing rooms. In the summer it has also had a day-pass scheme for use of the pool which has generated good turnover - a spa facility could also be added.

It has, in the past, been run as a very successful event centre, and was a very popular venue for birthdays, confirmation parties, etc., and in particular for weddings, where guests from outside the area also could stay at the hotel. The restaurant has 80 sq.mt. fully-equipped commercial kitchens, beautiful dining rooms seating 400 with sweeping views, outdoor dining terraces seating a further 150, and a spacious reception area, cloakroom and bathrooms.

The main dining room, which opens out onto the 330 sq.mt. terrace with stunning views across the valley to the mountains, is well designed with sliding partitions, so that it can be used as a single large venue, or be easily converted into several more private dining areas.

Excellent local ingredients are readily available including river trout, and fresh fish can also be brought up from the coast, only an hour's drive away.

The hotel has 16 double bedrooms, all with ensuite bathrooms and balconies. Each bathroom is designed with a skylight to provide natural daylight.

There is a very large parking area, and the hotel is surrounded by 2 hectares of landscaped grounds in which other facilities could be offered.

This is a well-located property, suitable either as a primarily event-focussed venue, or as an attractive family holiday destination. It is still in good repair and fully functional, although family reasons have caused the current owners to scale back its use. With some redecoration to give it a more up-to-date aesthetic, and an owner or manager with the time and energy to make full use of its potential, this could once again be an extremely successful business. It is being sold fully furnished at a guide-line price of 2,550,000

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
