Ca' del Campanile, the Bell-Tower house, stands on the site of a 200 year old dwelling, attached to which the adjacent chapel's bell-tower was built. The unusual bell-tower with original bell, which rarely, if ever, is built separately from the chapel or church, is the house's dominant feature. The building has been developed and extended further to incorporate 220 sq. metres of habitable space over two levels.
Though currently in advanced shell form, no attention to detail has been spared in planning, designing and extending the present structure, with all trunking for services' provision readied and in place. The way the building is planned, however, still allows for a certain degree of customization, according to one's individual preferences.
Ca' del Campanile is to be found in the little hamlet of Casivecchio, having only six houses and a chapel, at an altitude of 800m above sea level, just ten minutes by car outside the historic town of Bardi, renowned for it's imposing and magnificent castle. The area, in the heart of the Liguro-Tuscan Appennine mountains, is completely unspoilt with a lush countryside, immersed in the beautiful natural environment of the Val Noveglia. Deer, wild boar, foxes, badgers, owls, eagles, hawks, porcupines and the occasional wolf, to name but a few, roam freely in the surrounding forests. Casivecchio is only a few minutes away from the Passo Santa Donna, which, at an altitude of 1000m provides spectacular scenery, and only a short distance away from the towns of Bedonia and Borgotaro. The region is also renowned for its cuisine, with several top notch, affordable restaurants such as Bardi's Le Due Spade, frequented daily by locals and visitors alike.
The town of Bardi is equally unusual in that English is heard being spoken regularly all throughout the year, many a time with a strong Welsh accent. This is mainly due to the fact that hundreds of Bardiggiani emigrated to Wales and England to work in the post war years. Although many settled there and raised families, several of the emigres and their families, children and grandchildren return to Bardi on a regular basis, have homes there, with some opting to live in Bardi all year round.
Situated in the south of the Parma province (the culinary 'home' of Prosciutto di Parma, Parmiggiano Reggiano, wild boar and Porcini mushrooms, to mention but a few), the area therefore belongs to the region of Emilia Romagna. The regions of Tuscany and Liguria though, (including the Ligurian coast) are only a very short distance away, not more than 30/40 minutes by car.
The property sits on a large single and unobstructable plot of land measuring some 13,000 sq.m, and also allows for the construction of a swimming pool, gazebos, conservatory as well as a separate, large outdoor garage or workshop/shed amongst others. All essential services are very close by, ready to be installed. Should one wish, the three pylons that presently cut across the land could be removed and the cable interred underground by means of a standard request to the Energy providers.
The building currently provides for three bedrooms and two bathrooms, all with unobstructed views of the mountains, a large living/dining room with spacious gallery above, hallways and corridors, large kitchen, as well as the bottom floor which can be utilized as a separate flatlet, garages, storage room and multi-purpose area.
Plans are available for the finishing and completion of Ca' del Campanile, although changes can be applied accordingly to suit one's budget. A local Geometra, with many years experience in vintage house conversions, is available to discuss budgets, time-frames, plans and designs, tailor-made to the individual's preferences, without any obligation.
Detailed costs and expenses, as well as relevant advice may also be provided upon request, insofar as legal fees, residence permits etc. are concerned.
