The house

With thick external walls, central heating and a log fire, well-equipped kitchen and white-tiled shower room, Casa Mimosa is cool in summer and cosy in winter: a perfect retreat for all seasons and ideal for anyone looking for authentic, rural Italy.

The property is situated within an authentic medieval borgo whose little cobbled paths wind between the houses and less than 5 minutes walk will take you to the lower village which offers an excellent butcher, a popular bar, a hairdresser, post office, café and general store. Most inhabitants are local Italians but some of the houses are holiday homes owned by Brits, Norwegians and Belgians.

The Accommodation

A few steps lead up to the front door. Inside, a small lobby takes you into the main kitchen and living room including a double sofa bed, table and chairs and open fire. The tiny hallway leads to the blue and white-tiled shower room with W.C. and wash hand basin. Upstairs, there are two bedrooms. The main bedroom has a double bed with double aspect windows. The small second bedroom has twin beds which can convert to double. Both rooms are simply decorated with fresh white walls and wooden-beamed ceilings. Downstairs, from the entrance lobby, steps lead down to a little paved courtyard garden, furnished with table, chairs and parasol for al fresco dining. There is a storage area under the stairs to store logs and garden equipment.

We are selling the little house complete with furniture and contents.

Facilities in the Property

There is storage space in the living area, kitchen and bedrooms. The kitchen is well-equipped with utensils, crockery and glassware, as well as a cooker, hob, sink, microwave, fridge/freezer and washing machine. The very efficient electric boiler is housed in a cupboard upstairs which provides added storage space. Also included is a TV/DVD player.

Location

Papiano is equidistant between Perugia and Todi. The village has a thriving and lively community atmosphere and welcomes newcomers. Nearby there is a sport and community centre, a horse riding centre and golf driving range. There are many restaurants close by including one which has had national awards for its desserts! The market town of Marsciano, with a wide range of shops and services, is just 10 minutes' drive away. For keen walkers, there are many white roads around the village with views across the Tiber valley towards the Apennines.

Places to explore

Umbria is among the smallest regions of Italy and considered by many to be one of the most beautiful. Just over 800,000 people live in an area covering 8,456 sq km at the very heart of the Italian peninsula, spread out over the many townships which form Umbria's urban framework.

Hidden Treasures

For art lovers, one of the many attractions of staying in Umbria is the exciting discovery of captivating and often beautiful images in almost every church and in any of the ancient hilltop towns dotted around the region. This reminder of the rich history of Umbria and Tuscany is certainly apparent in the fresco paintings that seem to merge with the buildings and landscape around them.

Within an hour's drive from the property, you will find:
* Lake Trasimeno (a large and beautiful inland lake)
* Todi, Orvieto, Spello, Gubbio, Cortona and many more fabulous medieval hilltop towns
* Deruta (home of Majolica ceramics) and Bevagna, Roman town
* Carsulae: (remains of original Roman settlement on the Via Flaminia.)
* Assisi (and the famous basilica of St Francis with the Giotto frescoes)

And under 2 hours drive will take you to Florence and Siena with their fabulous cathedrals and collections of Renaissance art or Spoleto and its annual arts festival. You will also find some beautiful Tuscan beaches as well as the Piano Grande, an amazing large, flat plain high up in the Sibylline hills which, in Spring, is a mass of wild flowers.

How to get there
Flights: all flights take around 2 hours. You can fly to Rome and drive to the house up the motorway - around 1˝ hours. Or fly BA to Florence and the journey to the house by car is under 2 hours. Fly to Pisa and drive down the motorway - around 3 hours. Or fly from Stansted direct to Perugia and it's only a 30 minute drive to the house!

Rail: there is a railway station within a couple of kilometres of the house, with links to all the main stations including Perugia, Florence, Terni and Rome.

Car: you might like to make the journey out part of your holiday. We have tried many routes, taking our time via France or across to Switzerland or exploring through Holland, Germany and Austria. All have been great fun and added greatly to the enjoyment of the holiday.

Why are we selling the property?

We are now at a stage in later life where we are moving house in the UK and need to concentrate our resources closer to home. We, and our family and friends, have enjoyed our much-loved little holiday home for 15 years and although we are very sad to be selling it, we want it to go to someone else who will love and look after it as we did.
