Cahir is centrally located at the heart of the Irish horse racing industry in the south of Ireland approximately 80 km from Cork, Limerick, Waterford and Kilkenny cities. The property is approximately 10 minutes to the M8 Motorway. International airports nearby include Shannon and Cork.

Ballybrada House is a place with great Victorian charm, conveyed by many original features which are still present. Your immediate impression is one of tranquillity. The house has a great southern aspect and grants a superb view onto the mountain range. It is a piece of paradise for the nature lovers providing leisure activities like fishing, riding or walking. While it is a peaceful refuge on one hand it is a perfect place for a wonderful countryside childhood too. Over the years the buildings and grounds have been maintained to an excellent standard.

The Estate
The estate, in all approximately 100 acres, is comprised of approximately 24 acres of woodland, approx. 16 acres of gardens and lawns and the remaining approx. 60 acres is well maintained arable land suitable for both tillage and livestock and has been organically farmed for the past 33 years.

The garden and grounds
The gardens and grounds are a particular feature of the property and include fine specimens of many rare trees and shrubs including Paulownia, Handkerchief and Magnolia. Sloping down to the river, an informal woodland garden contains some 50 species of Rhododendron and Azaleas, Ferns and other native woodland plants. There is also a 1 acre walled garden home to an ancient Mulberry tree and an orchard with many old apple varieties.

At the entrance to the property there is a single storey gate lodge which is in need of total refurbishment. Close to the house is a charming single storey cut stone and brick courtyard which includes matching former staff cottages. Five stables stand in their original condition with timber lined walls and ceilings. Along with these stables there is a tack room with timber panelling, a groom's room/studio and a feed room.
