Full description:

This is a totally unique character cottage. it's old (about 1830 we think) and it's the corner part of a much bigger, historical house. The ceilings of both downstairs rooms arched like tunnels, and the uneven finish is part of the charm. There are no walls anywhere that are straight, except in the loft bedroom, which is boarded all over. The walls are approximately 1m thick which allows for cool summers and warm winters.

All the windows are double glazed and with one exception are made of oak. (the odd ones out are pine) The character of the original windows has been maintained throughout, and the loft bedroom features a round window that actually opens.

The ground floor has a bathroom (with Jacuzzi bath and shower over) to one side and a loo/utility room to the other side of the entrance hall in what is an extension to the original cottage. The bathroom and toilet room have been extensively insulated.and from there you walk through the original doorway into the kitchen.

This is a very good size and can fit a table for 6. The kitchen is not 'fitted' as it's full of alcoves and cut outs, so freestanding furniture has been bought to fit these. A new sink and sink unit have been fitted and the plumbing has all been replaced as new.

Off the kitchen is the living room (currently also used as an office) which is also a good sized room and has been used as a bedroom on occasions.

There is underfloor heating throughout the ground floor, and all the walls have been lined with special insulation designed for houses with solid walls. Some of the living room is under outside ground level, and the outside walls have been waterproofed, as have the inner walls prior to insulation.

Up the flight of made-to-measure oak stairs in the corner of the kitchen is the first floor bedroom which is big enough for plenty of storage (a very large 18th century linen press) and also to walk comfortably around a double bed. There is a window to the south in this room, and access to the balcony, which is fenced in to be pet friendly. There are stairs down to the ground floor from the balcony. Thus access can be direct to the first floor if desired.

There is another flight of stairs from here to the second bedroom in the loft. Some of the loft is not counted in the 'habitable space' under french law as it's under 1.80m high, so the floor space is bigger than officially included, but there's loads of storage. There is a portaloo and a caravan washbasin up here, and I have explored the possibility of including an en suite shower and loo, which is also feasible.

There is no garden as such, but I have pots on the stairs to the balcony. The parking place is opposite the house and is part of the land. In the past some people have used that as their outside space and have parked at the end of the road.

There is almost no traffic here, and the house is literally at the end of the road, so it's safe for kids to play outside, and there are other kids around for them to play with, and often visiting children too.

This is a small hamlet, part of the larger hamlet of 'La Ville' which is above the main village of Venosc. The views are to die for, and the whole area is a friendly outpost. Restaurants and shops in Venosc are open in season, and it's about a 10minute walk down to them.

A vehicle is recommended to get to the cable car to Les 2 Alpes, which is included in the liftpass for skiers and mountain bikers. The footpath from Les 2 Alpes goes almost right past the door.

The road up is kept well ploughed in the winter, and it's possible to drive comfortably without needing a 4WD, my neighbours having 1 front WD and 1 rear WD vehicles without problems.
