Close to the borders of Tuscany with Umbria and the Marche, La Palazza has a near perfect situation overlooking an outstanding view of the Tiber Valley and the hills beyond as far as the Catanaia. It is situated in an elevated position 600 metres up on the West side of the Apennine hills with woods behind and, in front, pastures sloping down to a river below. It lies due East of Florence and at a distance of one and a half hour's drive. It is 40 minutes' drive from Arezzo, 20 from Sansepolcro and 15 from Pieve S. Stefano. Together with two neighbouring farm houses, it is reached from the public road by a 1.5 km farm track which continues up the hill behind the house a further kilometre to two more properties and thence on up to the Passo di Viamaggio. The area offers rural tranquillity, broken only by the sounds of plentiful wildlife and the occasional farming activity. The house itself, built of stone with a tiled roof, has been restored simply and with sensitivity, keeping as far as possible to the original style and materials including the terracotta tiled floors, beamed ceilings, plain walls and shuttered windows. Included in the property is a barn on three levels (plan area 84 m2) . Although this has not been renovated the floor and roofing timbers, tie bars and roof tiles have been completely replaced; as such it is an ideal development project.

Ground Floor
Terracotta tile floor throughout, comprising a cool north facing kitchen, dining room (originally the stable and retaining the hay rack and feeding trough) with french windows that open onto both the south west facing terrace and garden, a main room stretching from front to back of the house also opening onto the terrace and featuring an original arch and a large fireplace. Bathrooms and toilets are available in a single storey extension at ground floor level. The extension also includes a workshop that has internal and external access. Area is approximately 140 m2

First and Second Floors
The first floor comprises three spacious bedrooms and the original kitchen with its fireplace, that is now used as an extra living room. The second floor consists of four large bedrooms under the sloping main roof of the house. Together the two floors have an area of 200 m2

During the house's renovation the following work was done:

Roof insulated,
Floor beams replaced where necessary
Floors levelled and relaid with original tiles where possible
Internal walls plastered
Electric points installed in all rooms

Gas tank installed

Drinking water is piped direct from a reliable stream approximately 1Km away and waste water is to a septic tank at the rear of the property. Gas for cookers and water heaters is supplied by an on-site propane tank.
