- The upper floor is currently configured as a self-contained apartment, ideal for family or guests
- Large terraces and a summer kitchen are ideal for al fresco dining
- Ample space to instal a swimming pool and gazebo if desired
- Lower floor could be configured to provide yet more living accommodation
- Large garage; excellent road access, including to the Rome/Naples autostrada
- Mature fruit tress, a kitchen garden and an olive grove
It is a charming and well-proportioned house which, owing to the slope of the land, is much larger than its appearance from the road would suggest.
Remote-activated graceful wrought-iron gates open to reveal an attractive front garden with a lawn, a few trees, flowering shrubs and pretty 'street lamp' style lights.
The front door, set in a small porch, leads to a long entrance hall from which opens:
- a large kitchen and family dining room with garden views for the summer and an open fireplace for the winter;
- a very large room, currently used as a formal dining room at one end and a sitting room at the other;
- a modern bathroom;
- another room, currently used a spare bedroom, which could alternatively be configured as a study, TV room or formal dining room at the purchaser's option.
At the end of the entrance hall, double doors lead into a private area with two attractive bedrooms and another modern bathroom. Both bedrooms have doors opening on to a terrace which wraps around the side of the house overlooking the large back garden.
An elegant spiral staircase leads discreetly from the family dining area to the upper level of the property, currently configured as a separate apartment, ideal for adult children, other family members or guests. Here there is an attractive bedroom with a sloping ceiling looking out across the countryside, a studio or extra bedroom, a bathroom, a charming combined kitchen / living room and a good-sized balcony overlooking the front garden. There is also a large attic area, currently used only for storage, where the ceilings are sufficiently high that the space could be converted into further rooms.
The lowest level of the house has a large garage area with direct access to a side road through another electric gate, this obviating the need to drive around the house. Here we also find a summer kitchen, a bathroom and a number of very large rooms, delightfully cool in the heat of summer, currently used as cantina and storage, although they too could be converted into living areas.
To the back of the building there is a large paved area - ideal for al fresco dining - and then a wide strip of lawn ending in an elegant black fence. But appearances are deceptive and this is not the end of the property. A gate leads through the fence into large grounds with a kitchen garden, olive trees and much additional space, ideal for the installation of a swimming pool and gazebo.
The property enjoys excellent road access and a short drive leads to the road connection to the Rome/Naples autostrada. Arpino, Veroli and the other medieval hilltop towns of the Ciociaria are only a short drive away, while Monte San Giovanni Campano itself provides shops, bars, restaurants, cafés, service establishments, banks, a post office, etc., as well as a beautiful 11th century fortress.
Energy classification G
The Ciociaria is the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
