- Prestigious 180 sq.mt. penthouse duplex apartment surmounting a centuries-old palazzo
- Located in the heart of the historic centre of Arpino, a medieval hill top town
- Private key-operated lift (elevator)
- Currently 2 bedroom/2 bathroom with the option of creating further living accommodation on the upper floor
- A original hand-painted frescoed ceiling in the main salon
- Possibility of creating a roof terrace on the upper floor
- Excellent road access; adjacent free car parking
- Minutes walk from all the shops and from the main piazza
- Fully restored, in excellent condition
- Stunning panoramic views
The apartment divides neatly into a day zone and a night zone. Throughout, the rooms are large and light with high ceilings. Currently two bedrooms and two bathrooms, there is the possibility to create further bedrooms and bathrooms on the upper floor as described below.
The large entrance hall, currently used as a third, casual sitting room, leads into the grand main salon, which benefits from an original hand-painted frescoed ceiling and has splendid views over the valley and up to the medieval part of town. Juliet balconies can be accessed from the French windows. From this salon opens another room, very light, with windows and balconies on two sides, currently a more casual sitting room, but it could also be a study or a very elegant dining room. Entered from both this room and the entrance hall is a good-sized kitchen/family dining room.
At the back of the apartment, entered from the entrance hall, is the sleeping area, currently comprising two large bedrooms, one with an ensuite bathroom, and another large bathroom with a small terrace area, currently used for laundry. It would be easy to convert this bathroom into being ensuite to the other bedroom, and the bathroom would remain a good size even if part of it was separated off to make a laundry area and guest powder room.
This floor is fully habitable, and would require only cosmetic redecoration changes to some of the rooms to restore it to its original splendor.
There is also an attic level, approximately the same size as the main floor, currently accessed by a pull down ladder. An attractive spiral staircase could readily be built linking the two floors, thus converting the penthouse apartment into a duplex and doubling its habitable size. The attic level already benefits from having attractive windows. It should be possible to get consent to turn the front part of this attic area into a large roof terrace with magnificent views over Arpino and across the valley; the back section could make a large entertaining area and summer kitchen, a games room, several more bedrooms and bathrooms ... whatever is required.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
