Saint Chinian is at the heart of one of France's biggest wine producing areas and several wine producers are located in the town itself, with the Cave Cooperative being just round the corner from the house. There is a bustling market on Thursdays and Sundays and many outdoor events during the summer months.
In just a couple of minutes' walk from the house you will find bars, restaurants, bakers, cake shops, banks, chemists and shady areas to swim in the river. A thirty minute drive will take you to sandy beaches, the lively seaside resort of Valras-Plage, the major towns of Béziers and Narbonne and many other picturesque Languedoc towns.
Saint Chinian is easily accessible by air via Béziers airport, Carcassonne airport (both served by Ryanair) and slightly further away, via Nîmes or Montpellier airports. A lush green carpet of vineyards stretches to every horizon on the drive from airport to town.
On the ground floor of the house is a large living room that includes a dining area and kitchen with breakfast bar. There is a conservatory with an insulated roof, a separate toilet and a bathroom with a basin and corner bath.
Upstairs there are two good-sized double bedrooms, one with a basin and shower cubicle and one with a basin and vanity unit. Both bedrooms have window shutters. There is a separate toilet and a landing with storage space at one end.
The house sits on a large plot of approximately 235 square metres. At the front is a concrete courtyard protected by decorative iron gates and large enough to park a car (or play a game of table-tennis!). To the rear is a mature walled garden with a well, several trees (fig, olive, bay, plum) and a long row of grape vines. Currently there is an above ground pool (approx 8m x 4m) and a raised wooden sundeck. The garden is private and a wonderful place to sit and enjoy the warm Midi evenings, drink in hand, watching the reflections from the pool play on the wall as swallows swoop low over the water.
The garden is bounded at the end by a dried river-bed edged with mature trees. Sometimes you can catch a glimpse of horses grazing on the other side.
The house benefits from traditional thick stone walls that protect it from the heat of the summer and keep in the warmth during the winter. The deep window recesses have wooden shutters on the outside. Downstairs there are exposed wooden beams in the ceiling and some wooden panelling on the walls.
The house is sound and has never suffered from damp but the roof is in need of some renovation. Although the house is connected to mains water, it has never been connected to mains drainage. As it has for many years been a holiday home, this has never been a problem, but a new owner would probably want to have this connection made. The pool has not been used for over a year so will require cleaning and maintenance. It is a soft-sided pool that has metal braces all round and a metal ladder. Having not been in it for some time, it is hard to give the exact size but it is over a metre deep.
This house has been the venue for many happy family holidays and is being offered for sale following the death of the previous owner. There are some items of furniture still in the property; these form part of the sale. Due to its size and location it would equally well make a wonderful holiday home or full-time residence.
