Full description:

A detached old stone house, south facing, dating back to the 17th century (said to be built in 1645) and probably one of the outbuildings of the chateau. It is situated at the top of the village "en circulade", in a square from the top of which there are beautiful views to the surrounding countryside. There are 2 parking spaces for this house, and as there is no through traffic, this house is both "in the centre" whilst being quiet and calm.

The house was extensively renovated in the 2000s: the central heating installed in 2006; the electricity updated in 2006 and 2009; the roof renewed about 20 years ago (and is insulated virtually throughout.) There is one room remaining for renovation, situated above the sitting room.

The courtyard garden is surrounded by old stone walls, with two gates opening/exiting on to the square, and a covered summer kitchen with tiled floor and stone work surface and supplied with both water and electricity. It is a delightful courtyard garden with established planting of trees and roses, ample sun and shade, and a vine over the front door providing sweet white grapes (Muscat). No planning permission would be needed to create a plunge pool up to 10 sq metres.

This house is not the typical Languedoc lay out. The ground floor has a spacious living area, and opens on to the garden from both the sitting room and kitchen. The cave sits adjacent to the house (and houses the oil tank (2000 litres), boiler, washing machine and freezer and bottled gas for the kitchen hob, plus ample storage space.)

There are 2 beautiful ancient stone fireplaces, one in the kitchen, and one in a first floor bedroom. The kitchen fireplace, and the sitting room have been fitted with attractive wood burners (the small internal courtyard accessible from the sitting room serves as an easy wood store). There are radiators in each room (oil fired central heating, service contract with Maintenance Thermique Beziers), making this a warm and cosy house throughout what can be the cold winters of the Herault. Thick stone walls also mean a cool refreshing house in summer.

The kitchen is fully equipped with gas hob, electric oven, dish washer and a charming walk-in larder .


Magalas is a village "en circulade" perched on a hill with around 3000 inhabitants. Its now ruined chateau was built in the 11th century as was the church. The village is one of narrow medieval streets, arches and ramparts. There are many labeled sites of historic interest throughout the village including the old oven that served the population, opposite this house.

Gradually the twisting streets are being restored by the Mairie, most recently rue de la Republique and rue Française.

Magalas is extremely well served, both within the village proper and close by in ZAE L'Adacieuse (on the other side of D909).
