- 120 sq.mt. two bedroom home with great potential
- Dating from the 1800s and built on two levels
- Located in a charming small courtyard in the heart of the historic centre of Arpino
- Named after the centuries-old 'pozzo' or well in the centre of the courtyard
- A small roof terrace opens off the dining room
- Open fireplace for cozy winter evenings
- Beautiful vaulted stone cellars
- A very quiet location but only a couple of minutes walk from Arpino's shops and restaurants
This 120 sq.mt. 2 bedroom property has great potential. The entrance level has an entrance hall, a very large room looking over another 'vicolo' or alleyway, and a smaller room under the stairs, which could become a bathroom.
Ascending the attractive stone and wrought iron stairs to the main level, you find two charming rooms to your left, both looking out over the little square and the trees. A third, very large room, looks down the same vicolo as the room on the lower floor.
To the right of the stairs you come to a light and airy kitchen, with a large window over the sink and prep area, from which a few steps takes you up to a dining room with a working fireplace. This room opens out onto a small terrace, with typical views across the old tile rooftops.
Currently the only upstairs bathroom is in a room off the kitchen, but there are various options for adding another bathroom upstairs.
The property also possesses a very large 80 sq.mt. two room 'cantina' or cellar, currently accessed independently by two doors, one off a back alley, and one just off the Corso; however, this cantina could be connected up to the main property by the additional of an internal circular staircase. Additionally, there is a smaller cellar which opens off the far side of the little square, which also belongs to the property. Currently used for storing wood and a Vespa, it could also house garden furniture, if you wish to be able to sit in the square.
This apartment is in a very quiet location, but only a minute or two from shops, restaurants, etc. in the very heart of the historic centre of Arpino, a medieval hilltop town. Although some modernisation and redecoration would improve the property, the roof has been checked and repaired just this year, and the apartment retains a level of understated charm often lost in properties that have been modernised carelessly.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
