This property is situated on a sun plateau in an idyllic and very quiet, open location, nestled between mountains and lake. The traffic technically good situating between the two cities of Villach and Feldkirchen distinguishes the location of this property. From the villa you reach in just a few minutes drive to the Gerlitze or the Feuerberg and so directly on the ski slopes. The ski area covers approximately 60 km of slopes with fantastic panoramic and lovely ski lodges with excellent gastronomical supply.

Easy walk to the mountain side stunning walking routes with waterfalls and lakeside southbound finally reaches the wonderfully beautiful Ossiachersee.

The infrastructure is good, you can walk to in about 8 minutes to the local supermarket, the Ossiachersee and the beach with the boat dock in about 10 minutes.
In the center, which is about 13 minutes walk, there are several local shops for daily needs as well as doctors, pharmacies, banks, restaurants, cafs and pastry shops. Bodensdorf also has a small train station with connections to Villach, Feldkirchen and Klagenfurt.
