Equity partnership offered in a large scale diary operation. An opportunity to invest with a successful forest to dairy conversion company. The subject properties are in Ngawaro Road in the Western Bay of Plenty - equi' distance to Tauranga and Rotorua. In total, the farms will incorporate 1,248 hectares for farm land. The current producing dairy farm has a milking platform of 155 hectares, and support land of 221 hectares. The land to be developed is in two farms of 230 hectares and 262 hectares approximately, with another 140 hectares of support land. The remaining land will be replanted in pinus radiator trees and pockets of native bush, making up a total land area of approximately 1248 hectares. This property is at an altitude of approximately 500 - 600 meters ASL, in a genuinely high summer rainfall area. The three dairy farms are approximately within 2km of each other. Detailed four-year budgets - including cash flow forecasts and capital expenditure programmes - have been completed and can be made available to potential partners. Financial details have been based on known costings of the development completed to date and include income from the current dairying unit owned by Omanawa Farms. Those figures include the dry stock and support block land development. When the portfolio of Omanawa Farms Ltd is complete, the three dairy units will milk approximately 2300 cows on a once-a-day milking system. The company plans to be fully affiliated to Fonterra and hold an appropriate shareholding in relation to the forecast production of 655,000 kilogrammes of milk solids. All stock and plant will be owned by Omanawa Farms Ltd.
