Full description:

Nestled in the south-west of France, on the border of Gers and Landes, lies a traditional village and at its centre, the 14th century Chateau le Bourg. An atypical 'castle', built in 1319, it was the sanctuary of the village in times past, where the villagers gathered under the protection of the lords in times of conflict.

This chateau and its' garden has been lovingly restored from its ruined state, in which it was uninhabited for over 100 years.Most chateaux or domains lie well apart from any village, but le Bourg is right on the edge of the village, well placed, offering both the security of close neighbours yet keeping its privacy well intact, an exceptional situation offering the best of both worlds.


There are 2 parts to the large building.

The first is the old stables and storage areas, which now host the main habitable residence, complete with all original arches and openings respected (in total 230m² includes ground floor, second floor and pigeonnaire room).

The double arch entrance doors on both sides are magnificent, allowing light to pour in from the morning and then the afternoon sun. This building has four rooms, all with en-suite bathrooms - a ground floor bedroom, two on the mezzanine level and the fourth in the pigeonnaire. The first three have complete bathrooms - with both spacious bath and shower.

The ground floor has large, cream, Turkish stone tiles throughout, with remote controlled underfloor heating for the winter months. The lounge, dining and kitchen are open-plan, with an instant Supra wood pellet fireplace, an integrated kitchen with a pure granulated marble worktop from Portugal, a double sink, and a clever and spacious storeroom/pantry area with plenty of shelves, a 4-shelf wine fridge and an extra freezer. The kitchen cabinets are custom made, Leicht-designed without visible handles to allow smooth lines. The stove, hob, oven and microwave are all Scholtés, a top of the range German brand. The oven is state-of-the-art, the top class microwave is both an oven and a micro-cooker, as desired. The stove is a 5 plate gas surface, with wok cooking centrally placed. There is also an integrated dining table that can seat up to 8, with a breakfast top counter and high chairs on the side. The Beko fridge is a double door fridge with 2 freezer drawers below. It has a front filtered water access, and produces ice on demand. The Bosch dishwasher is integrated at standing height (no bending down for filling and emptying).

There is a guest loo and separate laundry on the left hand side of the entrance, with excellent Bosch washing machine (Maxx 7) and condenser tumble dryer (Avantaxx 7).

The ground bedroom is large and has an Italian bathroom - tiled everywhere and a completely open shower.

Leading up to the first floor, there are originally crafted, solid stone spiral stairs - a stunning focal point in the entrance of the home.

The flooring upstairs is all genuine chestnut wood. The mezzanine is an open area for reading, a library or entertainment (cable point available), and has to view one of the largest original wooden beams you will ever see, at its centre.

The main bedroom has a large walk-in dressing with all the necessary space - sliding shoe racks, soft closing drawers, hanging bars and shelves aplenty. The ceiling is an open vaulted one, illuminating the beauty of the wood and the room's height. There is a decorative wall mounted fireplace, with many choices of flame colour, and it has two fan heating options as well.

Stone tiles surround the large shower on the one side, while a ball-and-claw bath and double basin occupy the opposite side.

The third bedroom also has a lovely open vaulted ceiling, and a full bathroom (bath and shower). There is also a porte-fenetre, a ground level double opening window which can be an exit down to the terrace below, if a small staircase is connected to it…

Right at the top of this building, is the fourth bedroom in the original pigeonnaire, complete with pigeon roost recessions and accessed by a cottage style, quaint, iron spiral staircase. The most beautiful high wooden roofing design is illuminated when the room lights are turned on. It is spectacular.

The bathroom for this room is at the bottom of the small spiral, and has an oeuil de beouf - a round natural light bubble making this bathroom airy and sunny.

All bathrooms have electric heated towel rails.

All windows and doors are double-glazed, keeping the home cozy in winter and cool in summer.

All rooms have cable connections.

All upstairs rooms have cast iron radiators for winter heating.

The second building was the original home and is awaiting further development, either as the main home, apartments, a gite, chambre d'hôte or anything else you desire. It has a second level and includes in total 324m² (162m² per level). It could easily house 3 spacious apartments, to let or for family. Almost all the windows and doors are already in place. There are the original 6 rooms visible, only flooring and wall finishing needs chosen.

A garden pigeonnaire has been reconstructed from saved original beams and stands in its middle with climbing roses and creepers on all four sides. It hosts a few nests already! There are over 15 bird varieties that visit the garden and lake throughout the year.

Discreetly hidden on the inside of this, is the irrigation system and controls.

There is an integrated garden irrigation system, Rainbird, on 6 zones to keep the garden beautiful all year round, at the press of a button. The water for this is supplied by the small lake (320m³) in the garden, which in turn gets its water from the underground well, and also from the lake in the park, when necessary to top it up. So there is no cost for watering the garden any time you want.

There are 10 different fish varieties in the lake, a variety of stunning rocks around the lake, a wooden jetty to sit on and dangle your feet in the water, and a quaint, old fashioned above ground well which has a water spout that cascades down into the lake when filling it from the underground well or the lake 'next door'.

There are discreet garden spot lights which can be activated when desired for a beautifully lit up garden at night.

A two-car garage is situated to the side of the house, and a further garage could easily be constructed anywhere on the property.

The gates from the main road are automated, and a set of driveway lights stylishly illuminate the 100 metre drive up to the house, when the gates are in operation. Sixteen trees line the driveway between the house and the gates.

There is another set of gates (an extra entrance) at the back of the property by the village hall. These gates open onto a crème coloured Provencal, circular gravel drive around a 100-year-old olive tree. This would be the entrance for the second building.
