The Trullo Panoramica is located in one of the most beautiful parts of Apulia- the valley DÍtria - with rolling hills, views for miles and scattered white painted buildings, many trulli and old stone buildings in an genuine, natural area not spoiled by tourism.
Situated on its own hilltop in the wonderful Apulian countryside, with views across ancient olive groves, Trullo Panoramica is in a wonderful, secluded location, perfect for a peaceful holiday.
You approach the property driving in the amazing valley and the small country access road takes you higher up to the ridge with marvellous views over green fields and beautifully maintained properties in this prestigious enclave between Ostuni and Cisternino.
At the end of the road you have a sliding gate and immediately to the right is a potential annex/guesthouse- a trullo which has been partly restored. The accommodation would comprise for a double bed in the large wall niche, a kitchenette and a bathroom. There would also be possible to extend this trullo making one additional bedroom and bathroom, subject to planning permission. This trullo with land could form its own private property and could also be sold as such.
The drive way takes you a further 100 meters and you see the beautifully restored trullo with its dominant roof cones; to the left is the swimming pool and gazebo surrounded by oleander bushes with white and pink flowers.
The flat area around the trullo has partly gravel, tiling and lawns. the views are spectacular; to the east down the valley and to the west the westerly valley, equally beautiful.
Lovingly restored, the owners have maintained the authenticity of this typical, local country dwelling whilst creating a stylish and very comfortable holiday home.
The five conical roof tops are all home to a separate room - entry into the cool interior takes you to a small lounge area with a dining table for six people. Off this dining area to the left - under the smallest cone - is a small and well equipped kitchen with hob, fridge-freezer and dishwasher plus electric kettle and toaster. To the right of the dining area is a bright, and airy lounge area with TV and DVD player, this lounge area opens up onto the swimming pool area - this lounge area has a double sofa-bed, and can be used as a third bedroom.
The main double bedroom is accessed via the main entrance and is to the rear of the property. It has an ensuite shower room with washing machine. A second twin or double bedroom is off to the right of the entrance hall with doors that open onto the terrace leading to the pool. There is a second shower room between the master bedroom and the twin/double room.
Inevitably most of your stay at Trullo Lontano will be spent on the terrace soaking up the summer sunshine, or cooling down in the glorious swimming pool. The covered wooden dining table overlooks over the pool, perfect for shady al fresco dining cooked on the barbecue and washed down with a bottle the local Apulian wines, Primitivo or Negroamaro.
The total land area is over 1,6 hectares (4 acres) with 150 olive trees, Mediterranean vegetation with large bushes and trees, pears and fig trees. The land is gently sloping with potential to built a tennis court, playing field for pitch & put; for soccer, badminton, boule, crocket, etc.
Lettings: The property has an excellent letting track record and if letting is an option for you you could budget a net income after cost in the region of 15.000 euro per year.
The property is connected to mains electricity
It has two water cisterns; one is fed by rain water from the trullo roof and the other is separate and filled up with fresh water by trullo delivery ( about 35 euro for 5.500 litres of water).
The property has its own septic tank system.
The central heating with wall mounted radiators is fuelled by gas, so also the kitchen hob.
The pool is lined and current cleaning system is with chemicals. The pool has been professionally maintained.

The Trullo Panoramic is located in the famous Valley DÍtria with it s beautiful rolling hills and landscape with many historical trulli buildings. The distance to the nearest village Casalini is about 5 km; the village has 3 good restaurants, grocery stores, post office with ATM, petrol station, pharmacy and a range of stores. To famous Ostuni - the white city- it is about 15 minutes (6 km). The smaller and beautiful town of Cisternino is 10 km away, a true gem with small cobbled streest, many fine restaurnats and shops. To Locorotondo, famous for its round historical old town it is 17 km and the towns are some of the best known towns in Apulia.
To the historical town of Fasano (40 000 inhabitants) it is 25 minutes by car. The drive to the beaches on the Adriatic coast is 25-35 minutes with the nearby Villa Nova and Costa Merlata.
Further north you find the popular Torre Canne with its famous SPA treatments. The coast continues north to Savelletri, a picturesque fishing village has very few houses, natural rocky beaches with stretches of sand beaches, At Forcatella there are a couple of small informal restaurants for simple but delicious sea food dishes and there you are offered a tary of fresh sea urchins!
The nearest train station is Ostuni ( 20 minutes) . Your guests can for example take the train from Bari Airport or from Brindisi to Ostuni and pre book a taxi from the Ostuni Stazione to take you to the property
WHAT MORE TO SEE IN THE AREA
The property has the advantage of being centrally located between areas of interest such as the mile long caves of Castellana; the archaeological excavations of the Roman Egnatia by the Adriatic coast line; the Trullo houses of Alberobello- an UNESCO world heritage site: the medieval town of Oria; the wealthy baroque town of Martina Franca; the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the caves of Polignano a Mare, well known also for its tasty ice-cream; Grottaglie famous for its ceramics and old stone carvings; the famous baroque city of Lecce which is called the Florence of the south.
By air there is a choice of two international airports, served by Ryanair, Easyjet , BA and others, Brindisi in the south (approximately 45 minutes and Bari in the north ( 85 minutes). Both cities have ferry traffic to Greece, Albania and Croatia so it's possible to make weekend trips across the Adriatic Sea.

BARI being the Commercial capital city with 250 000 inhabitants' offers the best shopping, a grand opera house, called the Petruzzelli teatro; a large medical city centre with many museums. Just north of Bari lies a little town called GIOVINAZZO a true gem, right by the sea. Further north is MOLFETTA Outlet, a famous shopping galleria and 20 minutes further is TRANI, a sophisticated town with a beautiful half moon bay & marina. Continue north to CASTEL DEL MONTE, which is the mystical castle built by Frederic II in the 14th Century.
Within a 2,5 hour drive to the north lies GARGANO, the peninsula called the spur of the Italian boot. Gargano forms a large nature and wild life Reserve and offers hiking and scenic trips around the peninsula. From here there are daily boat trips to the small TREMITI ISLANDS.
LIFESTYLE AND CULTURE
The Italian lifestyle means many things but especially socializing; the home is used for sleeping and breakfasts, the Italians go out for enjoyments and dining. Based in Laureto there are so much you can experience, like early morning markets in the small towns. music festivals, religious carnivals, the beach life, historical tours in the main towns, cooking classes, learning a bit Italian at language schools, dining at the many country and sea side restaurants, night clubbing at the beach clubs of Capitolo.
As Apulia is a peninsula and surrounded by the two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area; sailing, yachting, water skiing, kite surfing swimming & beach life. Golf is available with five good courses and San Domenico is world class (PGA 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano) horseback riding, hiking and bicycle tours are other options for the active minded. Squash clubs are located in Bari, Bitonto and other places.
Being south, Apulia has warmer weather than Northern Italy and even in the "winter months" of December to February the average number of sun hours per day is 4 and in June-August 10-11 sun hours per day! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia think of that you will spend a lot more time outside than in the inside compared to at home. Therefore you will need plenty of terrace space, pergolas etc. at your Apulian property and also cooking facilities outside is very practical.
The water temperature in beginning of May is in average 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Where ever you are in Apulia you can reach the beaches within 30 minutes!
