PRICE REDUCTION: This beautifully renovated property is in a QUIET SETTING and is surrounded by vineyards. The situation and wonderful, RURAL VIEWS belie the fact that it is within walking distance of a small village with its own shop - so you can easily collect your croissants for breakfast in the morning without having to climb into the car.

The present owners transformed the farmhouse into a spacious holiday home with double glazing throughout, satellite television, broadband and oil fired central heating. The property has a character filled kitchen with space for a large table and two sitting rooms. The more formal one on the ground floor, has a coal effect gas fire in a marble fireplace for extra warmth on chilly evenings. Upstairs is a large and light living room. They also added a SOLAR HEATED SWIMMING POOL which is in a fenced garden and has a paved surround. Adjacent to this is a covered terrace offering shade on sunny days. The level gardens are largely lawn with shade provided by mature trees, and there is a gravel parking area at the front. The property is ideal for use as a permanent home or holiday house, but it could also provide chambres d'hote accommodation in the two ground floor en suite bedrooms.

ABOUT THE AREA

The property is a short distance north of the pretty village of Velines, which is built on the south facing slopes overlooking the Dordogne valley. The area is renowned for its wine and there are many vineyards and chateaux where you can taste the locally made wines. Approximately 30 kms away is the renowned town of St Emilion, a remarkable place which plays an important role in the history of Bordeaux wines and which is a significant tourist attraction. There is also a golf club at nearby St Meard de Gurcon, a small airfield at Ste Foy la Grande and, of course, the river Dordogne which meanders through the river valley to the south. Ste Foy la Grande, the nearest large town, has a market every Saturday throughout the year and numerous brocantes, or antique fairs/flea markets each summer. The town has quite a few restaurants, bars and cafes, shops and services and a railway station which links with Bordeaux, the region's capital.
