The property is early 18th century. The present owners bought the house in 2006.
Since then, the 3 bathrooms have been renewed, 2 new kitchens installed and a 'state of the art' heating system installed. The swimming pool has been changed to salt water and is covered by a telescopic, easy to open, roof. The entire property is furnished to the highest standards.

The very large kitchen was locally made and comprises wooden cupboards, granite worktops, an island, a 4 door gas fired and cast iron AGA cooker, famously made in the UK. It also has an electric oven, gas hob, larder, fridge and dishwasher. All appliances are top of the range.
This room is both off the main entrance hall and kitchen. It shares a double fronted wood burning stove with the TV room.
This comfortable and attractive room also leads onto a small study area. It has 2 sets of glass doors leading to the garden, back and front and 4 windows. There is also a large wood burning stove.
T.V. Room (den)
This is a comfortable room with 2 sofas. It shares a double fronted wood burning stove with the dining room.
This comprises 2 freezers, a washing machine and tumble drier. Again, all appliances are top of the range. There are also 3 large storage cupboards.
There is a small cloakroom next to the den.
The master bedroom is enormous with 4 windows, all
with beautiful views of the garden, surrounding countryside and the nearby hill town of Cortona.
The ensuite bathroom is similarly large and comprises a free standing cast iron bath, separate large shower, bidet and sink.
The bedroom could easily be divided into 2 good sized double bedrooms and access to the bathroom made for the second bedroom.
The Casina (guest annex)
This is comprised of 3 bedrooms, 2 bathrooms and a kitchen.
The lower level has an ensuite double bedroom.
The higher level has an entrance hall, 2 large double bedrooms, a fully fitted kitchen cum living room with gas hob and oven and fridge- freezer, and large bathroom.
The central heating is 'state of the art' and controlled by computer. It comprises an oil fired boiler and heat exchange system.
Besides the above, the house has solar panels providing hot water and 24 photo voltaic panels which provide electricity for the national grid for which a remuneration is received.
The main house has 2 super efficient wood burning stoves and the cast iron AGA which stays on in the colder months and provides background heat as well functioning as a stove.
The swimming pool
The pool measures 12 metres by 4 metres, is salt water and is covered by a 3 piece telescopic, double skinned roof from Spain which runs on rails.
One of the garages houses the pool workings, central heating sources and tools.
The other two are for cars/storage.
Added to which this beautiful, beautiful property has a WONDERFUL VIBE.
It provides an extraordinary sense of serenity and well being.
It is a luxurious property in every sense.
CORTONA REAL ESTATE
At Cortona Real Estate we know hard work, efficiency and transparency are the keys to being a good estate agency. Established in 1997, our agency has successfully closed hundreds of sales and has acquired a reputation for being professional, friendly and above all, scrupulous in its attention to detail. Its English speaking team has over 50 years of combined experience in the field of property sales. Some years ago it joined forces with HelpWorks Italia (HelpWorksItalia.com) a property management company which offers a host of services to assist international clients post-purchase. More recently still it has been invited to become an associate of one of the UK's leading international real estate agencies, Jackson Stops & Staff.
We have learned from experience that selling houses requires empathy, intuition and a sizeable portfolio of properties to magic out of a hat when parameters change. We have also learned how important it is for the buying process to be a pleasure and an adventure. After all, if we hope for you to 'fall in love', we should at least set the scene for a romance!
OUR 12 SIMPLE STEPS TO BUYING A PROPERTY
i) Initial contact: Our first necessity is to understand and interpret your criteria. We do this by asking for a 'wish list' of what you are ideally looking for and what sort of budget you can comfortably afford. We then forward you suitable properties and continue to do so until you have perfected your choices and are ready to make a trip out and view.
ii) Itinerary: On the basis of the properties you have picked, we will organise an itinerary and appointments. Ideas are often clarified during viewings and so we are always prepared for a change in schedule and viewings of alternative houses.
iii) Transparency: As an agency we don't just highlight good points of a property. We will also inform you of what we consider negative aspects either in the short or long term. Your pocket is just as important to us as our reputation!
iv) Collaboration: We work with a number of local and international agencies in Tuscany and Umbria and can source properties for you across these two areas. In this instance, we would accompany you to all viewings, act on your behalf in any negotiations and undertake all necessary searches. There is no added cost to you for this service because we work on the basis of a split commission with the associated agency.
v) Documentation: After the viewings, we provide you with all pertinent technical information regarding those properties you are interested in i.e. floor plans, measurements and land maps. We also calculate the purchase costs, annual taxes and notary fees so you are fully up to speed with what costs you would incur if you chose to buy.
And should you decide to take the plunge, we will:
vi) Organise a survey (cost E.500 + VAT), to ensure the property conforms to all local and EU planning and building regulations.
vii) Provide advanced estimates of any works you might want done (i.e. installing a pool, kitchen, bathroom) so you know what your total outlay might be.
viii) Assist in negotiations and establish terms, conditions and timelines to satisfy all parties.
ix) Take you step by step - together with our registered Italian notary - through each legal phase of the purchase thereby removing the necessity and added cost of an international lawyer.
x) Provide written translations, in English, of the survey and all ensuing notarised contracts.
xi) Establish methods and means of payment with any deposits held in escrow by the notary.
xii) Transfer all utilities into your name and assist you any way we can with your move, including the organisation of any works that might need to be done (from decorating, to the installation of wi-fi, air conditioning etc… to a complete restoration) or simply finding you a caretaker, gardener, cleaner etc…. to maintain the property in your absence.
