OUR 12 SIMPLE STEPS TO BUYING A PROPERTY
i) Initial contact: Our first necessity is to understand and interpret your criteria. We do this by asking for a 'wish list' of what you are ideally looking for and what sort of budget you can comfortably afford. We then forward you suitable properties and continue to do so until you have perfected your choices and are ready to make a trip out and view.
ii) Itinerary: On the basis of the properties you have picked, we will organise an itinerary and appointments. Ideas are often clarified during viewings and so we are always prepared for a change in schedule and viewings of alternative houses.
iii) Transparency: As an agency we don't just highlight good points of a property. We will also inform you of what we consider negative aspects either in the short or long term. Your pocket is just as important to us as our reputation!
iv) Collaboration: We work with a number of local and international agencies in Tuscany and Umbria and can source properties for you across these two areas. In this instance, we would accompany you to all viewings, act on your behalf in any negotiations and undertake all necessary searches. There is no added cost to you for this service because we work on the basis of a split commission with the associated agency.
v) Documentation: After the viewings, we provide you with all pertinent technical information regarding those properties you are interested in i.e. floor plans, measurements and land maps. We also calculate the purchase costs, annual taxes and notary fees so you are fully up to speed with what costs you would incur if you chose to buy.
And should you decide to take the plunge, we will:
vi) Organise a survey (cost E.500 + VAT), to ensure the property conforms to all local and EU planning and building regulations.
vii) Provide advanced estimates of any works you might want done (i.e. installing a pool, kitchen, bathroom) so you know what your total outlay might be.
viii) Assist in negotiations and establish terms, conditions and timelines to satisfy all parties.
ix) Take you step by step - together with our registered Italian notary - through each legal phase of the purchase thereby removing the necessity and added cost of an international lawyer.
x) Provide written translations, in English, of the survey and all ensuing notarised contracts.
xi) Establish methods and means of payment with any deposits held in escrow by the notary.
xii) Transfer all utilities into your name and assist you any way we can with your move, including the organisation of any works that might need to be done (from decorating, to the installation of wi-fi, air conditioning etc… to a complete restoration) or simply finding you a caretaker, gardener, cleaner etc…. to maintain the property in your absence.
