The main noble floor of Palazzo Berlendis at "Fondamente Nuove", overlooking the "Rio dei Mendicanti", offers an open view over the lagoon from the sunny balcony of the central southeast serlian window. The palace was originally built in 1600 with a neoclassical style based on Andrea Tirali's project, and commissioned by Stefano Protasio. This rich venetian almond-merchant nicknamed "El Mandoler", ordered the construction of two twin buildings for his daughters. The right unit was destined to Magdalene, later acquired by the patrician family of Berlendis, shares the symmetrical facade facing the Rio dei Mendicanti with the adjacent Palazzo Merati. Immortalized by Canaletto and Guardi, the palace is also known for having been the Venetian residence of Friedrich Nietzsche, who probably composed here ''L'Ombra di Venezia" and the most famous "Thus Spoke Zarathustra". The apartment's plan is typically Venetian with access directly from the big central hall or "portego passante". The four large side rooms, bright and with very high ceilings, are currently used as a dining room, a living room and two bedrooms with en-suites bathrooms. An additional bathroom, the independent kitchen, two storage rooms and a warehouse on the ground floor ensure the complete functionality of the apartment. This wonderful dwelling also offers an intimate private chapel. The property also offers a large and sunny terrace, where you can admire some of the most evocative glimpses of the venetian lagoon up to the tower bell of St. Mark.
In one of the main rooms of the property we can find a rare wooden alcove embellished in the eighteenth century by the painter Francesco Fontebasso; in the apartment we can also admire fine stuccos, painted doors and frescoes depicting the country estate of Berlendis family. In the nineteenth century and then in the twentieth century the dwelling became an "artist's house", before the Venetian photographer Thomas Filippi and more recently by Napoleone Martinuzzi, a great friend of Gabriele D'Annunzio (hosted in this home several times). Martinuzzi, sculptor and glass artist, made this property even more valuable through the realization of his works, including a master bathroom with mosaic decorations in gold leaf and glass tiles initialed "N.M.", still perfectly preserved. Another example is the magnificent picturesque door of the terrace, composed of eleven polychrome depictions in which the author combined iconographies from different eras, populating it with mythological figures, such as the satyr and the lady on the unicorn, plus a contemporary "sleeping beauty."

The "Fondamente Nuove" were formerly a fertile area of orchards, which today it lends itself to leisurely walks to escape the beaten tourist routes admiring the colors of the lagoon, with the islands of Murano and San Michele in the background. The property is located a few steps from Campo San Giovanni e Paolo, with the austere Gothic church lit by marbles of the Scuola Grande di San Marco, in front of which stands the equestrian monument to Colleoni commander. The city center is just a few minutes through Santa Maria Formosa to get to Rialto and then to Piazza San Marco.
The apartment is located in the Cannaregio district near the Fondamenta Nuove. In five minutes walk is it possible to reach the famous Rialto Bridge, while with a fifteen minute walk you will arrive to Piazza San Marco. Fondamente Nuove is the starting point for the excursions to the islands of Murano, Burano and Torcello.
