Unique location, just over 1 hour drive from Rome.

Location
This valuable farmhouse for sale is located in panoramic location, a short distance (5 km) from the town of Montecchio, with approximately 2.5 km of gravel road; the last section, a little less than 1 km, is a local road, all in very good condition.
Montecchio is a pleasant country town that retains the character of a medieval village. Baschi is found at 6 km and the exit from the A1 motorway of Orvieto at 15 km.
The property is easily accessible by car or train, given the proximity of the A1 exit of Orvieto and the railway station of Orvieto.
The centre of Rome is 130 km.

Detailed description
"Podere Panolfo" is a traditional and characteristic farm for sale in Umbria, located in a pristine and scenic area between the towns of Baschi and Montecchio.
The property covers a total of about 38 hectares of land, in one body, though cut in two by the local road, which however ends at the property itself.
On circa 10 ha there have been planted trees for timber (ash, walnut, cherry), with a reforestation program that will expire in 2019.
7 hectares have been dedicated to olive grove, with about 2,500 olive trees, about 6 are arable land, 0.3 ha of vineyards (to be restored) and the remaining is woodland and pasture.
The dwelling is located approximately in the middle of its own grounds; it consists of a stone façade and brick structure on 2 levels, of an uncertain age and altered several times over the course of the years.
The interior is currently divided into two independent units plus ancillary rooms: the first residential unit, on two levels, consists of living room with fireplace, kitchen, bathroom on the ground floor, and two bedrooms on the second floor. The second unit, also on two levels, has a living room with fireplace, kitchen, bathroom on the ground floor and two bedrooms second floor.
On the ground floor there is also a large rectangular warehouse, which could easily be combined with one of the two apartments, a roof shed on the west, stables and a shed for the tractor. Included in the sale is farm machinery (caterpillar tractor 70 hp at 1300 h, milling cutter, extirpator/grubber, and plows.
About 12,000 euro per year are perceived from PAC contributions and reforestation.

State of repair
The land is currently fallow.
The main dwelling shows important cracks, probably caused by small movements in the foundations; given these the farmhouse is in need of a complete renovation, that focuses on the foundations possibly adding micro piles, the roof, which has some leaks, the electrical system and the water-heating, painting and flooring, and lastlythe restoration of the windows with the addition of double glazing.
The last effort in consolidation has been recently carried out, with the strengthening of the external walls, of part of the property; the roof, the floors and all finishes date back to 1974/75.
The roof is covered by a blanket of old tiles; there is a sheath present but not the insulation.

Utilities
The heating system of the building is electric convectors.
The electrical system is present but not up to code.
The water supply is guaranteed by waterworks; There is also a private source on the downstream portion of the property, with pipelines to restore.

The building is duly recorded with the Building Register of Montecchio.
