Full description:

This restored 5 bedroom house is located in a small hamlet between the valleys of the Aveyron and Alzou rivers, a few kilometers to the east of Villefranche de Rouergue. The property has a garden accessed from the road through a pair of metal gates. Immediately on the right is a large, two storey barn/workshop. The house is set at the far end of the garden, backing onto open fields.

The House.

The house is constructed from local stone with some colombage detail, and incorporates to one end a small pigeonnier. To the front of the house is a stone set of steps which leads up to the first floor. The entrance to the house is at the left end , in the side wall. Glazed doors lead into a very large, living space space, totalling 10.5m in length by 4m in width, making up the Kitchen and the Lounge.

The Kitchen, 6m x 4m, with a quarry tilled floor and neutral painted beamed ceiling. Along one wall are fitted a range of hand painted shaker style base units with wood edged tiled worktops and a double ssit on sink unit. There are spaces or a slot in cooker, dishwasher and free standing fridge freezer. Completing the run of fitted units is a tall larder cupboard. Radiator. Oak steps, to the wall opposite the fitted kitchen, lead to a ground floor utility area with W.c., wall hung wash basin, plumbing for washing machine and some oak shelving. At the far end of the kitchen, a three meter wide wooden step leads into the Lounge.

Lounge, 4.5m x 4m, traditional quarry tile and oak French floor, painted beams, and two dressed stone walls, one, facing the kitchen, has a centrally positioned, free standing wood burning stove with a back boiler supplying heat to radiators. Glazed door and full height windows over looking the garden.
An oak staircase, with under stairs storage area, leads up to the first floor.

First Floor.

Access either by the stone steps to the front of the house, or the internal staircase, formerly was an open covered porch area which now is totally enclosed and fully weather tight. One wall has hand crafted oak shelving. This landing leads to a corridor, 4.1m x 1.1m serving three bedrooms and the bathroom. A second staircase passes up through part of the pigeonnier to service the other two bedrooms and the Cloakroom.

Corridor, 5.6m x 1,5m narrowing to 1.1m..part mansarded with beams and with velux window.

Cloakroom, 2m2, with tiled floor, W.c., wash basin supported on chrome legs, understairs storage area.

Stairs to split roof space.

Bedroom 3, 3.3m x 3.1m, wood floor, radiator, part mansarded with beams and 2 velux windows.

Bedroom 4, 4m x 3m, wood floor, part mansarded with beams and velux window, radiator.

Bedroom 5, 3.2m x 1.8m, part mansarded with beams and dormer window, rough timber floor.

Roof space. Two storage areas, 3.3m x 1.6m and 3.5m x 1.8m.
