I've driven past this house a million times and I never knew it existed, it doesn't stand out one iota!

Rarely do I walk into a house and think, I wish I lived here, but this home, well I want to buy it! If you like ticking boxes, can I suggest you get a new pen that's full of ink... because by the time you finish looking at the photos and reading about Ash Cottage, you'll need to re-fil it!!

Don't be fooled by the photos, it does need some work if I'm honest. There are extra rooms downstairs which can easily be turned into bedrooms if you need extra bedrooms. The upstairs of this home is probably the letdown, it's just a plain old standard three bedrooms, a small bathroom, and a separate toilet. You can, however, make something much more special with this home, but it will require extending or converting - so if your heart is set on a fabulous upstairs, I wouldn't view this home unless you want to spend some money.

That said, you can't buy another house on this road with what this has to offer, so close to Chester and at a price that you can afford to do with as you please - this home is for the one person with vision and cash, it's certainly not for dreamers.

I live just around the corner and I did exactly what this home needs, I just wish this house had been available when I was looking because it's perfect.....it just needs some money spent on it and some creative imagination. Location location location, this is what this home offers and a very generous sized plot......so what more do you want?

Pulling up outside, the first thing you'll notice is the ample parking space and to the right of this, looking at the house, there's a low level stone wall and a decent sized piece of grass. Double gates open to reveal more parking and the huge rear garden, but we'll come to that later.

Walking through the part glazed front door, you enter into a very generous sized hallway, which is kept even brighter thanks to the panel glass either side of the door. A turned staircase leads to the first floor and a window at the top allows even more light in. Gorgeous wooden doors open up to reveal the ground floor accommodation, and a beautiful, tiled floor makes for easy cleaning.

The first door we enter takes us into a room that has no official title. It could be a bedroom, a games room, an office, craft room, you decide. All I can tell you is it's a very generous sized space and whatever use you find; you'll do it very comfortably in here. A large window keeps it light, wood effect flooring keeps it stylish and a generous cupboard with exposed brick provides a place to hide stuff, stuff which we all have plenty of.

Back to the hallway and the next door we come to opens into the handy cloakroom. In here we find the usual suspects, a toilet, sink with storage cupboard, a shower cubicle and part tiled walls and floor.

To the right of the front door is a door to the lounge. This room feels cosy the moment you step in, Parquet flooring takes you back in time and a large exposed brick fireplace plays host to a multi-fuel burner. This is a room you'll be glad when the summer is over so that you can spend more quality time in here.

Finally, the last door in the hallway opens up into the room we've all been dreaming of.....the kitchen / breakfast / dining / family room......but hang on a minute, there's another door in here that takes you to yet another room.

Again, this is a room with no name but it can be another bedroom or whatever you need. More beautiful Parquet flooring means you'll be the envy of everyone who steps foot in here and a couple of large windows offer views over the side aspect.

OK, finally we come to the pièce de resistance, this room with its view over the rear garden is simply stunning.

The floor is made up of large stone tiles, a central island has a granite work surface and Quooker hot water tap, say goodbye to your kettle forever. Bar stools provide a really fabulous spot, so your guests can simply sit and chat while you cook, and you won't miss out on any of the gossip! It's also a very practical work surface.

More work surfaces cover two walls, of which one is massive and will provide all the space you need for food preparation and all of your kitchen gadgets too. The integral oven and microwave sit nicely amidst the floor and wall-mounted storage cupboards which have been finished off in a stylish modern colour. Ample storage space in here for everything required in a modern kitchen. Lastly, there is a void for an American style fridge freezer too.

The kitchen opens up into the dining room / family room, there's enough space in here for whatever activities you care to host and host them in style you will. With huge bi-folding doors that open out onto the huge rear garden, this room is the epitome of pure luxury. This is a place where all of your friends and family will be full of envy, it's where memories will just keep on being made.......Christmas will never be the same again!!!

In one corner of this room sits a log burning stove sits, beneath one of the ceiling windows. Rest assured, romance will always blossom as you can sit under the stars while being seduced by the warm glow provided by the crackling logs. You'll be able to keep the huge bi-fold doors open, regardless of the weather and admire your beautiful garden all year round.

A utility room is accessed via the remaining door in the kitchen area, where more work surfaces and storage units can be found, amongst plumbing for a washing machine and tumble dryer. It also means that the noise that these machines produce, is kept to a minimum as they are out the way.
Returning to the hallway, we now climb the turned staircase to explore the first floor.

As mentioned previously, a large window sits halfway up the staircase and allows plenty of light in here and as we reach the top, more stylish wooden doors open to the rest of the accommodation.

Let's start with the main bedroom. It's a generous sized double allowing a king-size to fit in with bedside cabinets, free standing furniture can also easily fit in, whilst fitted wardrobes cater for a large assortment of clothes. To cap it all off in here, a large window offers views over adjacent farmland.

The middle bedroom, again a decent sized double easily fits in all the bedroom equipment necessary but currently is being used with twin beds for the youngest kids. (Always check the floor plans as these are there to help you see the dimensions)

The third double bedroom at the far rear of the home again has an assortment of fitted wardrobes and another large window that allows you to look over, with pride, your beautiful rear gardens.

Next to the third bedroom sits a single toilet as currently there is no en-suite, however, it is possible, with a little help from your builder, to create one, but for now, this single toilet provides relief if their family bathroom is occupied.

The Family bathroom sits on the other side of the stairs and provides all that a family bathroom needs. A P-shaped bath with folding shower screen, free standing sink, the obligatory toilet, floor to ceiling tiles and lets not forget the window, so you don't need to wash in the dark (there is a light in here too before you ask).

If we now return back to the stunning kitchen / dining room area and walk outside, we can now explore the rear and side grounds.

A large raised patio sits directly outside the huge rear bi-folding doors, so that when you party, the overflow can spill outside without casing any concern. This is a beautifully crafted area, where you can sit and enjoy your fabulous garden. A brick block paved area runs around the patio so that you can park a lot of vehicles if you so wanted.

The first area of lawn is large and I believe, a sit on mower would be a great investment. To the right of the grass is a large outbuilding which is just waiting for conversion to something more than just an outbuilding. You may require planning if you wanted to create an annex or living accommodation. It would make a wonderful artist's studio or office - but again there are numerous uses that this could be, it just needs you to decide which suits you best.

A fence runs the full width of the lawn which then reveals another large area of grass, it could become home to a small pony, sheep or chickens. There is also another fence with an assortment of huts and sheds which once housed animals. Behind these are tress which then back onto a farmer's field, if you come on a day as I did, this place is pure heaven.
