Fitz Turgis

Fitz Turgis House is a magnificent grade 2 listed building featured in the book Medieval Buildings of Yorkshire by P.F.Ryder. It is the oldest building on the site and dates o the mid 12th century, its presence indicating the importance of the site at this date. We have chosen to name it after its probable builder – Richard Fitz Turgis who was the Lord of the Manor and co-founder in 1174 of the nearby Roche Abbey.

The lounge and master bedroom occupy what was the original mid 12th century chamber block with the remainder of the house contained in early 17th century extensions. At the same time the extensions were built, it is thought the adjacent farmhouse was also constructed. This would probably have meant this building was downgraded from a dwelling to a service building, which it remained until its present conversion. The masonry on the lounge walls is in places an amazing 4 feet thick, resulting in lovely deep windows ledges!

By referring to old photographs, we have restored the original unusual shape of the roof of the west wing which was removed in the mid 1960’s. The lower part of the L’shape had been built at an angle to the main building in order to be symmetrical with the adjacent dovecote. This results in a tapering non-square building, which can be appreciated when walking through the house.

The roof windows are conservation lights, being copies of old steel roof windows. The overall size and layouts of the building with its two staircases means the house will end itself to a number of living permutations, for example it could incorporate a granny flat, children’s wing or magnificent master bedroom suite.

The position of the house in the southwest corner of the site means it boasts spectacular views to the southeast over Sheffield and into Derbyshire as well as to the East and South East over rolling countryside to Lincolnshire and Nottinghamshire. The enclosed stone walled garden to the rear is much as it was in very early times but now incorporates covered car parking.

Manor Farm Court is a magnificent new development of just six properties built on the site of manor farm. Historically it is an important site that may have originated as a pre-conquest manorial centre, created after the 10th century. In the late 12th/early 13th century, the Manor of Hooton passed to the de Levet family giving rise to the name Hooton Levitt. The original settlement was positioned on a spur of land, which retained long distance views to the north, northwest and southwest. These vies remain today and are one of the prime reasons why this site is so special. We have commissioned a full archaeological survey of the site with records dating back to the mid 12th century offering a wealth of history of the location, which has helped greatly during the restoration work in persevering the original features.

The farmhouses have been extended and converted into two 4 bedroom houses and the farm buildings converted into four individual dwellings, ranging in size to suit all needs. A courtyard forms the centre of the development, with all houses benefiting from enclosed private rear gardens.

The properties have been converted using a combination of traditional craftsmanship and materials such as pure lime mortar imported from France and modern technology to meet and exceed current building and NHBC regulations. Wherever possible, materials recovered from the original buildings have been re-used, to maintain the character and history of the properties. No stone has been imported to site thus maintaining its integrity. The original roof coverings have been replaced using natural clay pantiles with a stone margin at eaves. These materials were chosen to match the remains of the original roofs and/or old photographs that were available.

The courtyard is finished in Beedon golden amber gravel ( a close textured rolled finished used to pave many prestigious historical buildings such as Buckingham Palace, Sandringham House, Althorpe House and more locally at Wentworth castle). Paths and patio areas are finished with natural stone paving and featured lighting.
