St Dennis

St Dennis is located just south of the A30 equidistant between Newquay on the North Coast and St Austell on the South Coast. The village offers a range of local facilities such as general stores, bakery, primary school, public houses and a bus service running to St Austell.


Cornwall Council granted conditional planning permission under application PA10/05470 for the erection of 26 dwellings and associated works at land adjacent to Parc an Bre Drive, St Dennis dated 31 December 2010. A S106 Agreement, we hold an unsigned draft, requires 6 units to be affordable (discounted off open market value at a fixed selling price).

Previously, Restormel Borough Council (now Cornwall Council Central 2 Area) granted full planning permission under application 06/01242 for the provision of 39 residential units and access, land off Parc an Bre Drive, Field no. 1345 and 2148, St Dennis, St Austell, PL26 8AS on the 24th October 2006. A planning obligation made pursuant to Section 106 of the Town & Country Planning Act 1990 was entered into on the 24th October 2006. Our understanding is that with the exception of the education contribution, no other Section 106 aspects apply to the subject land under the above planning permission.
