Planning Consent

The site currently consists of a number of small redundant traditional farm buildings and land extending in total to approximately 1.2 Acres. The site is accessed directly off Melbourne Lane.
The site is predominantly flat with a slight slope away from the buildings. The properties boarders are mainly hedgerow however there is an element of post and wire boundaries.

The vendors enlisted Andrew Large Surveyors Ltd to gain the consent on their behalf. A photocopy of the permission, as well as a reduced copy of the site plan have been attached to this brochure.

Overage Clause

An overage clause has been put in place at a level of 50% over 25 years. The overage clause does not affect the current planning consent. The overage clause only comes in to effect if there is a planning consent for more than 1 dwelling on site or if a commercial consent is granted at the subject property.
For the avoidance of doubt should the footprint of the existing house increase this would not trigger the overage clause.
