THE STORY
Lyn Reed likes nothing better than to throw open the doors of the pretty garden
room at Rye Hill House to just enjoy the views and watch the wildlife.
The views from here are fantastic, she said. The house is set in three acres of land and I do get to see a lot of visiting wildlife from deer to lots of different birds.
Parts of Rye Hill House, which is just 10 minutes from Epping, date back to the Georgian period, and, since moving in 10 years ago, Lyn has lovingly restored the property from top to bottom to enhance its existing character.
I know the house dates back to the 1750s, she said. In fact, I have some photographs of the house taken in the 1960s which show its original shape.

REVERSAL OF ROOMS

The house boasts five spacious bedrooms, a large open living area, bespoke kitchen and outside there is an L-shaped barn complex, which offers scope for development.
The house is primarily a family home with a very warm and welcoming feel to it, she said.
In renovating the house, Lyn changed the layout of the rooms on the ground floor.
Basically, we moved the kitchen to the other side of the house to take advantage of the views and made the rooms at the other side into one big living area, where the space can be divided up for different uses.
Extensions included adding the garden room off the kitchen and a new entrance and cloakroom facility.

GEORGIAN EVIDENCE

Many of the house's original features, such as original wood flooring in the dining room, fireplaces, cornicing and door surrounds are still very much in evidence. All the ground floor rooms benefit from high ceilings and are large, airy and bright with a feeling of spaciousness.
Rather than create lots of smaller rooms, my aim was to have bigger spaces. I have also used strong colours as I felt the size of the rooms could take it, explained Lyn.
The fabulous bespoke kitchen has hand-painted, duck egg blue units, top-of-the-range appliances and a central granitetopped island.
I love the kitchen - and it is where I spend most of my time, she said. It is very much the heart of the house and is big enough for people to gather whenever we have visitors over.

GO WITH FLOW

The garden room, is also another of Lyn's favourite rooms. I tend to sit in that
room more than anywhere else in the house, she said. It is so warm and cosy in there and then there are the wonderful views of the gardens and fields beyond.
The impressive dining room with its original wood flooring and fireplace has been tastefully decorated and features a large glass dining table and is where she likes to host more formal dinner parties.
This house is fabulous for entertaining, she stressed. When I made the changes I designed it so that all the rooms flow and people can move around the space easily.

LIFESTYLE COMBINATION

Over the 10 years that Lyn has lived at the property she has hosted a variety of
parties, from New Year's Eve gatherings to summer barbecues.
There is a terrace across the kitchen and dining room, which can be accessed
through the French windows in that room. When we have had summer parties
that is where we like to be, she said.
Living in such a wonderful rural location, but at the same time having easy access to rail and road networks was one of the overriding attractions to the house.
However, now that Lyn's son has left for university she feels it is time to let
another family benefit from the fabulous family home.
Living here has afforded us a great lifestyle, she said. We have all the advantages of the countryside with wonderful walks and scenery, but at the same time I can get on a train and be in London to see a West End show in no time at all.

ACCOMMODATION
From the approach to Rye Hill House and the countryside surroundings, you can imagine life in the property to be idyllic. Entered via electric gates to its

The main overland railway station is in Harlow, which takes travellers into Liverpool Street, and just half an hour away is Stansted Airport.

As well as being extremely close to the capital and all the facilities that it offers, the house is also within easy reach of the city of Cambridge which takes about an hour by car.

It is also just a five-minute drive away from the M11 motorway. One of the biggest attractions in the area is Epping Forest which is about a 15-minute drive away.

A number of schools, both independent and state run, are in the locality.

Exit the M11 at junction 7 and follow the signs to Epping. Proceed along London Road and take the first right onto Rye Hill Road. Rye Hill House will then be fond on the left hand side.
