Description
Lotus is a substantial Edwardian House which was probably built in the early 1900's. As such, it is a particularly spacious family home with the principal reception rooms approached off a generous sized reception hall, having a black and white chequered floor. To the front of the house is an impressive drawing room with a decorative ceiling whilst there are four other living rooms including a dining room, sitting room, study and a snug from which a concealed staircase leads up to the playroom/yoga room. There is also a well fitted kitchen which has direct access to the garden and off which is the utility room. A back staircase leads up to a potential staff suite.
A beautifully crafted staircase rises to a spacious landing, off which there are four main bedrooms, two of which have en-suite facilities, the principal one having a Jacuzzi bath. A secondary staircase leads up to the second floor where there are three further bedrooms, if required.
The whole house possesses many appealing features ranging from the stone mullion windows, wide use of solid oak doors, window seats, oak panelling, ceiling beams, parquet floors, many open fire places and cast iron radiators. Equally, the property is distinctly decorated which successfully creates a peaceful and calming atmosphere throughout.
Attached to the main house and linked via a covered passageway with a mosaic pattern floor is the annex. At present, it comprises three bedrooms, one of which has an en-suite bathroom. Again, this space could be used to fulfil a number of different requirements although it should be noted that there is also a separate gym/studio room at the end of the garden.
Situation
The house is approached through a wrought iron gateway with a parking area fronting the heated garage which forms one end of the annex. The garden is principally found to the side and rear of the house and is interspersed with a wide and interesting variety of shrubs and trees including a fig tree and flowering cherry trees. There are also many attractive flower borders and 'hidden' sitting out areas. An arched apple tree arbour leads to the studio where there is also a paved terrace area. Adjoining is the productive vegetable garden and the timbered stable block providing good storage space for garden implements. The whole garden is enclosed by a Cotswold stone wall.
Private Road is a prestigious avenue of houses situated off Rodborough Common – an area of about 300 acres owned by the National Trust in an area designated as being of Outstanding Natural Beauty. The nearest centre is Minchinhampton which offers a good range of everyday services, as does Nailsworth where there is an award winning bakery, Hobbs House Bakery and an excellent delicatessen, William's Kitchen. There is a Waitrose in both Stroud and Cirencester, where there are also boutique shops. Close to hand is The Bear at Rodborough, a well known pub/hotel.
There is a broad choice of state and private schools in the area including primary schools in Minchinhampton and Amberley, Beaudesert Preparatory School on Minchinhampton Common, Wycliffe Cottage at Stonehouse along with Marlings School for boys and Stroud High School for girls.
There are many and varied recreational activities in the area including racing at Cheltenham and Chepstow, gliding at Aston Down, Polo at Cirencester Park and Aston Down. Casual golfers will enjoy the old Minchinhampton golf course where players need to avoid the free roaming cows. On the opposite side of the town are the two new courses at Minchinhampton Golf Club, one with a parkland style and the other with links characteristics.
Communications in the area are excellent with rail services available from Stroud and Kemble Stations, connecting with London Paddington, the journey time being about 1.5 hours. Road networks radiate through the region to the larger centres of Cheltenham, Gloucester and Swindon and the motorway network (M4 and M5) provides fast road links to Bristol, London and the Midlands.
