Situation

Coimbra is situated just to the north of Muirhead and Birkhill and only some 6 miles from the city centre. The nearby city of Dundee offers all the facilities expected of a major city, with extensive shopping, leisure and business facilities. It is an established centre of excellence in education and life sciences, and has renowned cultural facilities. There is an airport with direct services to London City, Belfast and Birmingham together with a mainline railway station with services to the north and south, including a sleeper. The A90 dual carriageway provides fast access between Perth and Dundee. From Perth the M90 links to Edinburgh, whilst the A9 and M9/M80 link to Stirling and Glasgow, and the A9 heads north to Inverness. From Dundee the A90 heads north to Aberdeen. Edinburgh Airport is easily reached.

There are primary schools at Liff and Birkhill with secondary schooling at Monifieth. Private education is available locally at Dundee High School. Local shopping, together with a chemist and medical centre, is found at Muirhead.

The recreational opportunities in the area are excellent. There is a golf course at nearby Piperdam which is a well known golf and leisure resort. Other courses are found at Murrayshall and Perth, with Rosemount, Gleneagles, St Andrews and Carnoustie all within easy driving distance. Fishing can be taken on the River Tay and there are stocked fisheries locally (including Piperdam). There are pleasant walks in the Sidlaw Hills, and there is a riding school close by.

Description

Coimbra is believed to have originally been two farm cottages and a bothy, which have been converted into one, and extended. It was originally part of Smedley's Fruit Farm. The original parts are stone built, and harled with a slate roof, whilst the extension is block built. The house has been owned by the sellers for some 20 years. It is an attractive and well laid out house. With the exception of bedrooms 1 and 2 the principal rooms are double glazed.

It is an attractive rural property, yet situated close to the village of Muirhead. The house is surrounded by its own enclosed gardens which in front are imaginatively laid out with trees, hedges, shrub and flower borders, lawns and a small pond. There is a further enclosed garden to the rear. This houses a hen run and an aviary. In addition there is a fish pond and a further area of lawn. There are good views north to the Sidlaws.

A wooden gate opens onto a gravelled parking and turning area.

Accommodation

The accommodation comprises entrance vestibule, hallway, sitting room, dining room, kitchen, utility room, garden room, 4 bedrooms, bathroom, attic room.

Outbuildings
There is a brick and stone built double garage (4.14 m x 7.17 m) with box profile roofing, two up and over doors and a concrete floor. There are two adjoining stores, again stone and brick built, with a corrugated roof. There is an oil tank.
