Full description:

Earlston House is a substantial house constructed of red sandstone under a pitched slate roof. It was built in 1873 as a factor's house for the Caprington Estate whose lands and properties surround Earlston.

In recent times, the house has been extensively restored and refurbished to create a generously proportioned family home laid out over three light, bright and easy to run levels.

Many of the period features have been retained such as working sash and casement windows, many with working shutters, ornate plaster work in the principal rooms, attractive open fireplace and original pine flooring. The heart of the house is centred around the sitting room, dining room, kitchen and drawing room where the owners have created comfortable and attractive living space.

The outer vestibule leads to a broad and welcoming entrance reception hall with stone staircase, wood banister and iron risers to the upper levels, a cloakroom is at the rear. The drawing room has a feature fireplace and double doors lead to a useful study/home office.

The dining room features a bay window and has double communicating doors to the sitting room. Both rooms feature wood burning stoves.

The kitchen is large enough to accommodate informal dining/breakfasting table and chairs and features a centre island and cream coloured oil fired Aga cooker.

Off the kitchen is a hobby/play room with wood burning stove, utility room, rear hall, larder, wet room, and access to pleasant garden room.

The first floor has four bedrooms and a box room, main bathroom, guest bathroom and en suite bathroom and dressing room to master bedroom.

The second level consist of bedrooms 5 & 6 and a shower room.

Earlston House is one of a small collection of country houses situated amid rolling farmland in the small and charming hamlet of Earlston which is only 2 miles from the Ayrshire town of Kilmarnock.

Whilst rurally located Earlston House is conveniently placed for access to central Scotland, Ayr, Troon and Glasgow by the A77 and M77.

Glasgow city centre is 24 miles to the east and there are excellent transport links in the area with a regular train service to Glasgow from Troon (4 miles), Kilmarnock (2 miles), Glasgow Prestwick Airport is only 8 miles away with regular scheduled international and domestic flights. The towns of Ayr and Kilmarnock offer a wide range of amenities including excellent shopping, restaurants and sports facilities. There are good private and state schools in the area. Symington Primary School (well regarded with capacity) is about 3 miles distant.

Tourism is a thriving industry in Ayrshire. The town of Ayr has its own racecourse and is arguably Scotland's golfing Mecca with the home of the Open Championship at Prestwick and present day open championship links at Turnberry and Royal Troon. Alloway is the birthplace of Robert Burns and his legacy continues to draw people to the area.

The rivers of Ayrshire offer salmon fishing by permit and the district also offers some commercially run and challenging driven pheasant shooting and with permission some of the local estates allow the chance to stalk roe deer.

Sea fishing is available on the Ayrshire coastline.

There are marina, yachting and chandlery services at Troon.

Grazing and potentially stabling facilities are available for rent in close proximity to the property.

The property is accessed through a secure gated entrance via a tarmac driveway which terminates to the front of the house, where there is parking and turning space.

The gardens are essentially level and laid in the main to grass with a gravel sweep and hard standing area in front of the house. The gardens are bounded by a combination of hedging and wire and post stock fencing.

Outbuildings include a workshop which houses the oil fired central heating boiler, and well vented timber wood shed.
