Description

History
The house was built in 1804 of the distinctively cream Bournemouth brick. It was built by order of Lord Malmesbury to be used as the dower house for the nearby 300 year old Hurn Court Manor house; Hurn Court was gifted to the first Earl of Malmesbury on his elevation to the peerage by the younger Pit around the end of the 18th Century.

The house
Internally the house is finished to good standard and is in good decorative order; the layout of accommodation is shown on the attached floor plan page.

The floors are finished in either travertine, carpet, flagstone or tiled surfaces and the ground and first floors are heated by means of an under floor heating system fired by gas fired boiler located in the basement boiler room.

The kitchen is fitted with a range of timber units with work surfaces, built in dish washer and fridge, 6 oven aga, dresser and flagstone floor. The bathrooms and shower rooms are fitted to a high standard with good quality sanitary wear and travertine or tiled floors and walls.

The house is protected via security alarm system door entry phone system door entry and intercom linked to the entrance gates, close circuit television and external lighting.

The Gardeners cottage
The cottage is believed to have been constructed in 1995 and comprises an attractive two story dwelling house of brick elevations below a steeply pitched tiled roof with open porch, two brick chimneys and a triangular bay. Again the accommodation for the cottage is as shown on the attached floor plan.

The cottage has a separate gravel driveway leading to the front boundary. Whilst we understand this detached cottage is not Grade11 listed, the title is tied.

Grounds
To the North East side of the house there is a semi subterranean garage which is exceptionally spacious as per the attached floor plan and accessed via an electrically operated sliding metal door, above this leading from the conservatory is a flagstone terrace with steps down to an outdoor heated swimming pool with Palladian style wall. To the West of the main house there is a walled paved courtyard with pedestrian gates to Throop Road and a single storied brick and slate building with painted elevations comprising a gardener's toilet, stores and a gym, together with a garage /workshop, again see floor plans.

A kitchen garden with green house leads through a gate to the gardener's cottage from this part of the garden. The formal gardens of Throop House and the gardeners cottage lie to the North and East of the property with sweeping lawns and mature trees
Leading down to the rivers edge. Via the main driveway well stocked herbaceous beds for privacy leading to a further area of lawn the East where there is a summer house.

The gardens of both Throop House and the cottage gently slope down toward the river bank where fantastic private fishing rights can be enjoyed. We understand this section of the Stour to be exceptional for course angling and believe top anglers travel from far to fish this stretch of the Stour.
