Warleggan is a small village that is located on the spectacular Bodmin Moor which splits the north and south coasts and is home to the county's highest peaks; Brown Willy and Rough Tor. The moor comprises of and is surrounded on its edge by a great number of picture-postcard villages, such as Warleggan, St Neot, Cardinham, Blisland, and Altarnun. Bodmin Moor itself is a vast expanse of approximately 10 square miles of spectacular landscape that includes granite Tors, vast moorland farms and common land. The Moor provides a superb playground for those in search of the great outdoors with its mile upon mile of spectacular footpath walks and is also home to two large lakes, Colliford Lake Park and Siblyback, the latter of which offers a wide range of water sports.

Split by the main A30 carriageway, just 4 miles driving distance from Cabilla, The Moor provides good access out-of-county and to the M5 motorway at Exeter. The Cathedral City of Truro is approximately 33 miles and Newquay Airport is 28 miles with many UK destinations and several European airports now being served by regular flights. The nearby town of Bodmin provides a wide array of shops as well as out of town stores and various supermarkets. Bodmin Parkway and Liskeard railway stations provide regular mainline services to London Paddington. Access on to the North Cornish coast with the coastal beauty spots such as Rock, Polzeath, Port Isaac and to the South Cornish coast Fowey can all be found within less than 25 miles drive. The fashionable market town of Wadebridge is just 16 miles away beside the river Camel and has a good range of shops and restaurants. The Camel trail links Bodmin and Wadebridge to the resort of Padstow via a picturesque riverside foot and cycle path. There are also a number of excellent golf courses in the area that include Lanhydrock, St. Enodoc (Rock) and Trevose (Padstow). Tavistock is approxiamtely 29 miles drive and has an excellent range of state and private schools and colleges.

Cabilla comprises of three converted barns set within just over 9 acres of lawned gardens, pasture and woodland. The two larger properties, Cabilla Barn and Ambarley, have full residential planning permission and the smaller barn, Cabilla Cottage, has permission for holiday use only. The setting is very tranquil, picturesque and private and is located at the end of a no through private lane that gives access to just three other residences, prior to culminating at Cabilla.

These attractive former barns are each constructed of stone elevations under local slate roofs. Cabilla Barn is a fully residential two storey detached barn conversion that comprises of 4 bedrooms, 2 reception rooms, 3 bathroom/en suites, dressing room, family kitchen breakfast room, study and hobbies room. Ambarlay is a fully residential, split level detached barn that offers a very pleasant balance of three bedrooms and two bathrooms that combine with a vast and impressive 37' open plan kitchen living room with feature exposed A-frame beams and an open fireplace at one end. Cabilla Cottage is a pretty single storey barn that has permission for holiday use only. The accommodation comprises of an open plan 16' kitchen reception room, a good-sized bedroom and en suite bathroom.

Approached from the access lane, two driveways lead to the north and east sides of the properties. The eastern driveway gives access to the garages, log stores and eventually on to a five bar gate that opens in to the main block of land. The northern driveway leads past Ambarlay, up to the gable end Cabilla Barn where a flight of brick paved steps descend to the main entrance door.

The garden areas are predominantly laid to lawn with brick paved pathways, terraces, mature flower and shrub beds and borders. The largest area of garden is located on the north side of the property and gently slopes in an easterly direction, with a small feature pond to one corner.

The land is located to the north and east sides of the garden, with the larger area being laid to pasture and leading away from the properties in an easterly direction. To the north and east are two areas of woodland that are bordered in places by a small river.

Taking the A30 towards Bodmin from the West, turn left at Colliford Lake/Warleggan/St Neot turning. Follow the road for approximately 2 miles, passing Colliford Lake on the left. Proceed over two cattle grides and just before a third cattle grid, turn right to Warleggan. Proceed over a small bridge and just under one mile, turn left signposted Castledewey and Down House. Follow the lane for approximately half a mile until you reach the end of the lane. Cabilla is the last property.
