Description

Accommodation

History
Sand House has been in three families only since construction by the eminent Cartographer William White circa 1750. The 13th Earl of Carnwarth was the second custodian of Sand House from 1929 until it passed to the current owners in 1995.

Main House
This beautiful Grade II Listed house stands at the head of a tree lined drive. It has a spectacular elevated position overlooking some of Somerset's wonderful countryside.

The present owners have renovated much of the house and enhanced many of its charming features throughout their ownership. There are some surprisingly elegant and decorative features, including detailed 19th Century Oriental and Indian wood carvings which were incorporated into the main house many years ago. These features marry well with the simplistic Georgian detail you would expect in a house of this stature, which are evident throughout the house.

The principal reception rooms are all well proportioned and many enjoy the aforementioned south/west facing views. The morning room and library are more intimate spaces overlooking the rear courtyard complete with water feature. The bespoke kitchen forms the centre piece of the house and is a true 'heart of the home'. Double doors from this room create a wonderful flow out onto the landscaped gardens to the front and the adjacent orangery is an excellent entertaining space, enjoying light throughout the day.

The first floor is bathed in natural light from its domed roof light. The generous master bedroom suite, complete with en suite bathroom and dressing room, occupies the corner piece of the first floor and enjoys the distant country views. Eight further bedrooms and four further bathrooms as well as a sewing room complete the first floor accommodation. The rear of the main house could easily be separated to provide independent accommodation over two floors, which could include three bedrooms, kitchen and sitting room.

The cellars are extensive and currently provide a games room, wine cellar, workshop and utility. There is good head height throughout with modern flooring.

The Coach House
The Coach House sits within its own walled garden and enjoys grounds surrounding the property. The pretty stone elevations and ecclesiastical feel are a tribute to the original owner's keen eye. Serviced by a separate drive to the main house, the property could easily be split from the estate to provide independent living. Good natural light is enjoyed through its many near floor to ceiling, south facing windows and has surprisingly generous accommodation of some 3878 sq ft over the two floors, with the principal drawing room and kitchen/breakfast room having barrel vaulted ceilings.

The Coach House has previously been let as 2 separate units.

Outbuildings
There is an extensive array of outbuildings including a barn with office above, a stone rendered tandem garage with front and rear access, triple oak framed carport with logs store, a large wooden workshop and a greenhouse.

Grounds
The beautiful accommodation is second only to its position. Offering some 30 acres in all, there are well established gardens including tree lined driveway with a circular turning area. The former walled kitchen garden has some well planned topiary as well as spacious herb beds and a wooden greenhouse complete with established grape vine. A further walled garden with an outdoor swimming pool enjoys the most spectacular vista over the farmland surrounding the grounds. A whimsical folly and tor were also created to fully enjoy the setting. The main gardens are abundant with year round foliage, including a prominent magnolia tree as well as some long established fruit trees including apple and fig. The remainder of the land offers excellent pasture and is ideal for grazing.
