Situation

Ideally situated in the rural village of Bryants Bottom within a Green belt Area of Outstanding Natural Beauty. Home Farm House enjoys a rural aspect close to open countryside and yet is within easy driving distance of the historic town of Great Missenden and its everyday facilities including a library, supermarket, Chiltern Trains main line link with London Marylebone and a highly regarded private hospital. Hughenden Valley is nearby with its many footpaths, bridleways, Chiltern cycle route and wooded areas. The picturesque village of Old Amersham is also close by, with its range of independent retailers, boutiques and restaurants. Amersham-on-the-hill also benefits from a Metropolitan underground line link. London, Oxford, Heathrow and the West Country are relatively easily accessed via the area's excellent road links with the M25, M40 and M4.

Buckinghamshire is renowned for its choice and standard of schooling, both state and private, as the county is one of the last to maintain the traditional grammar school system. Well known grammar schools for boys include the Royal Grammar School in High Wycombe and Dr Challoner's in Amersham; and for girls, Wycombe High School and Dr Challoner's High Schools. Nearby private schools include The Beacon, The Gateway, Pipers Corner, Godstowe Preparatory and Wycombe Abbey.

Description

Home Farm House is a charming brick and flint family house with delightful character. Built in the 20th century Home Farm House, in our opinion, is suited equally to family life and formal entertaining, offering flexible accommodation and well proportioned rooms. The meticulous attention to detail is evident in the finish throughout the property but the following features are of particular note:

- Vaulted double height entrance hall with exposed beams and oak parquet floor
- Rhodesian teak parquet floor in the drawing room
- Oak parquet floor in the dining room
- Family room with beech floor and hand cut limestone window sills
- Fully tiled shower rooms incorporating modern traditionally styled white sanitary ware with chrome fittings
- Full length drawing room with impressive open fireplace with brick surround, oak mantle and tiled hearth
- Hand built and painted Mark Wilkinson kitchen/breakfast room including a Falcon range oven.
- High quality tiled floors throughout main throughways including the kitchen/breakfast room, utility room, boot room, boiler room and rear lobby
- Solid painted panelled doors
- Stripped oak beams in hallway, drawing room, kitchen / breakfast room and some bedrooms
- Leaded light casement windows throughout the house, with many rooms being dual or triple aspect
- Elegant conservatory overlooking the rear gardens with stone paved floor, accessed from leaded French doors in the drawing room
- Fully boarded attic with access

Outside

Outbuildings
The main barn provides covered parking for two cars and workshop/store. Above, accessed by an external staircase, is a large storage/games room ideal for teenagers or a home office. In addition, there is a second barn which is currently being used as a gym, with a useful wood store adjoining. The stable block has water and electricity connected and comprises of two looseboxes, tack room and a stable yard, which is accessed from Bryants Bottom Road. This area also provides a hard standing suitable for a horse box. A five bar metal gate from the stable yard leads to the paddock, which also has a water supply.

Gardens & Grounds
The gravel driveway, with two sets of entrance gates, provides turning and parking space for several cars and leads to the barn and delightful side gates accessing the rear garden with pitched tiled roof over.

The landscaped, well maintained gardens and grounds at Home Farm House are a particularly attractive feature of the property, combining formal gardens, fully enclosed pond, area of decking at the top of the garden with views across the valley and a large York stone terrace ideal for al fresco dining. There is an outdoor heated swimming pool (30 x 15 feet) with stone terrace and seating area, from which you can fully appreciate the breathtaking views across the Chiltern Hills. The pool house contains a useful kitchen area, changing facilities, separate shower and wc.

The rear garden is fully enclosed by post and rail fence, as is the paddock across which there is a public footpath. In between the gardens and paddock is a wooded area with mature trees and shrubs.
